Ensuring the success of leasing apartments by adhering to community policies and procedures during the application process (e.g., qualifying potential residents, verifying applications), demonstrating strong sales skills to both internal and external customers · Manage the sales process from start to finish to achieve sales goals · Find qualified leads through referrals, networking, company supported advertisement, and outreach marketing efforts · Participate in social media marketing to obtain traffic and assist with brand management. · Utilize tools and resources to assess the community’s market position in surrounding submarket to maintain the advantage above the competition. · Demonstrate strong sales and customer service skills to both internal and external customers · Monitor the accuracy of all leasing paperwork · Create and maintain excellent ongoing relationships with potential and current residents · Use customer service skills to take requests, complaints, comments, and resolve them quickly · Maintain professional demeanor during high stress situations · Use exceptional multi-tasking skills to streamline processes and effectively manage daily tasks and those of the sales team · Assist the team in selling the value during the renewal process. · Assist the Property Manager with reviewing pricing for new lease and renewal offers · Help plan, schedule and organize resident functions as needed to promote resident retention and increase resident satisfaction · May be required to assist in special projects or activities including due diligence, property acquisition/disposition, serving on or participating in company sponsored events and functions · Must be able to physically access all exterior and interior parts of the community and amenity areas. Periodically exposed to the outside elements, where temperature, weather may be unpleasant. · Must be able to work required schedule which includes weekends and occasional evening work. Requirements Experience and Specialized Knowledge · Leasing, sales, and/or customer service experience is desired · Sales-minded individual with attention to detail · Able to meet/exceed sales objectives · Excellent follow-up skills via email and phone · Positive attitude, strong work ethic, reliable and self-motivated Education · College degree is preferred (not required) Training/Certificates/Association Membership Specific Skills/Equipment · Microsoft Office Suite including Word, Excel, and Outlook · knowledge of Yardi and On-Site · Must know and comprehend Fair Housing Laws · Must possess professional written and verbal communication skills Perks · Many opportunities for professional and personal development and career growth · Company Benefits (Health Care, Dental, Vision, paid vacation, sick and 401K) This job description is not an all-inclusive list of functions and tasks.
