Channelside Management LLC is a private real estate development and management firm with offices in the United States. We are currently seeking to hire a full-time Assistant Manager/Leasing Coordinator to join our team in Tampa, FL.
Responsibilities:
- Develop relationships with local real estate agent and broker community and manage all communication with external leasing agents regarding Company policy, procedure qualifications and expectations.
- Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals.
- Review all leasing applications, renewal leases, and move-in files for accuracy prior to move-ins; submit processed applications to Property Manager for approval.
- Receive telephone calls and in-person visits; note each on appropriate reports.
- Conduct community and apartment/model tours; apply product knowledge of the property by communicating features and benefits.
- Secure application and deposit for each prospect in accordance with company procedures and Fair Housing requirements. Responsibilities
- Inspect “market ready” apartments.
- Communicate related service needs to Property Manager.
- Update availability report and process applications for approval (e.g. credit check, rental history).
- Follow up with applicants regarding application status.
- Ensure apartment is ready for resident by agreed upon move-in date.
- Immediately follow up with prospects who did close; attempt to gain business.
- Secure new Resident’s signature on appropriate paperwork prior to move-in.
- Orient new residents to community rules and amenities.
- Assist with annual renewals; distribute and follow up on renewal notices.
- Gather information about market competition; share findings and file as appropriate.
- Accept rental/HOA payments.
- Type lease and complete appropriate paperwork using various software programs.
- Maintain current resident files.
- Maintain and record daily inspections.
- Distribute company and/or community-issued notices.
- Quickly complete maintenance Service Requests; inform maintenance team.
- Follow up with residents in a timely manner.
- Assist with planning resident functions.
- Participate in outreach marketing activities to gain prospective residents.
- Other duties as assigned.
Job Qualifications/Experience
- 5+ years leasing experience.
- Experience in Sales and Customer Service.
- Excellent interpersonal, verbal and written communication skills.
- Able to work effectively in a team environment, including collaboration and partnership.
- Proficient in Microsoft Office Suite applications.
- High School diploma or equivalent combination of education and experience.
- Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
- Ability to write reports, business correspondence, and procedure manuals.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
