Leasing, Development, and Property Management Associate

Job Description

Seeking a well-rounded associate to work with Senior Management on a number of development related responsibilities. This position will require one to understand all facets of commercial real estate and have a general understanding of leasing, property management, development, and underwriting. The position will also require one to communicate clearly with multiple parties daily, thrive in a multi-faceted environment, and problem solve for the business. Finally, we are seeking someone with a creative vision that is able to contribute to the direction of the business plan on a fundamental level. Ultimately, this position will require someone with strong people skills, communication skills, analytical abilities, an aptitude for problem solving, and an entrepreneurial vision.

We are seeking to hire an associate-level individual who is capable of acting like senior-level individual with the potential to become a senior-level member of the management team and organization.

Responsibilities:

Primary Responsibilities

  • Ability to commutate clearly, be responsive, ask critical questions, and interface with multiple parties on a daily basis
  • Ability to manage, plan, and take responsibility for items in your critical path
  • Ability to act as a leasing liaison
  • Ability to manage tenant discussions and processes
  • Ability to manage broker relationships
  • Ability to analyze, understand, and make recommendations regarding to term sheets, TI packages, and delivery conditions.
  • Ability to source input from the proper vendors on any site, pad, construction or delivery specifications * Providing input on potential tenants and tenant mix
  • Providing input on market rates, lease rates, and leasing strategies * Knowledge of Property management
  • Ability to manage existing tenants, property vendors, and work orders
  • Ability to trouble shoot and problem solve under pressure for miscellaneous tenant issues * Knowledge of development
  • A basic understanding of the development process
  • Ability to provide support for the pre-development team
  • Ability to provide support and input to the development team
  • Interface with contractors, engineers, architects, and other professionals
  • Basic ability to understand construction methodologies and their impact on both time and cost * Ability to understand and review financial modeling, underwriting, variance schedules, financial forecasts, and historical financial data
  • Play a significant role in the long-term planning, development, and strategy of the company
  • Ability to manage multiple tasks and responsibilities at one time with the ability to react in real time to new and evolving responsibilities.

Secondary Responsibilities

  • Identify new opportunities, tenants, and relationships
  • Work closely with Senior Management to prioritize
  • Ability to collaborate and cooperate with co-workers to source new opportunities
  • Aptitude and desire for learning
  • Stay up-to-date with trends and movements in commercial real estate and development
  • Ability to shift into roles and responsibilities not identified herein both quickly and as is necessary during the growth of the business
  • Anything and everything required to advance the business plan.

Mandatory Requirements:

  • BA/BS degree
  • At least 3 years working experience in commercial real estate
  • Proven experience in retail leasing, property management, or development

Additional Requirements

  • Ability to communicate clearly in verbal and written form is critical
  • Direct leasing or property management experience not mandatory but, strongly preferred
  • Basic knowledge of economics and financial analysis.
  • Excellent organizational and task management skills.
  • Excellent written and verbal communication skills.
  • Prefer working in a collaborative, cross-team capacity. This role will require one to work across departments to bring opportunities to life.
  • Ability to manage multiple projects at the same time in a fast-paced environment.
