ATM Site Leasing Manager
Summary:
The ATM Site Leasing Manager (“Manager”), will assess trade areas viable for the placement of Bitcoin ATM’s (“BTMs”), select viable BTM locations and negotiate lease terms with landlords. Manager will have experience placing products in Gas Stations-Convenience Stores. Manager will be required to work with Company ownership to target market areas based on the Company’s established location criteria. Once locations have been leases, the Manager will be required to support the operations and deployment teams by coordinating with landlords to complete the installation of each BTM. Manager will be required to negotiate advantageous lease terms per the Company’s leasing criteria. Manager will also be responsible to recruit a team of independent contractor BTM site consultants (“ICs”) to work under Manager in selected high population states. The Manager will be required to task, train and manage the ICs and manage them to the achievement of monthly lease completion goals for new BTM locations. Manager will be responsible for providing leasing updates and metric reporting to Company ownership. This position requires strong sales, leasing and negotiation, closing, organizational and management skills, and the ability to work in a time-sensitive and high volume transactional environment.
Essential Tasks:
- Originate and close monthly and quarterly BTM location lease transactions and achieve targeted closing quotas.
- Support the Company’s operations and deployment teams by coordinating with landlords to complete the installation of each BTM.
- Maintain a strong closing ratio for all potential opportunities and ensure leases are signed within designated cycle times.
- Recruit, task, train and manage team of Independent Contractor BTM Site Consultants who will be tasked with obtaining BTM leases under the supervision of Manager.
- Prepare and provide ongoing communication reports to management detailing the status of negotiations for all potential BTM site locations.
- Systematically train in and regularly utilize, update and refresh the Company’s database in carrying out all essential job functions.
- Prepare and present written, verbal, in person and video presentations to location owners as applicable.
- Review and understand proposed lease language and lease due diligence materials and related issues. Assist with the resolution of any language or due diligence issues.
- Coordinate the full execution of executable documents including via Docusign when applicable.
- Manage administrative elements of closing a location lease, including if needed, mailing documents to the landlord and follow-up to ensure fully executed documents are timely returned.
- Provide reports to Company ownership to track progress for location lese pipelines.
- Develop, participate and manage strategic lease procurement initiatives including mass mailings, cold calling and lead generation activities.
- Maintain an excellent relationship with all Landlords.
Working Conditions and Physical Demands:
- Manager is expected to have regular hours both in the field and at the office.
- Manager will receive ongoing, training support and management interaction via regular use of in person meetings and MS Teams.
