DTZ is looking to hire a Leasing Manager for its Tampa location.
Responsibilities
- Monitor assigned renewal projects to ensure option notice deadlines are met and rents remain in-line with prevailing market rates
- Negotiate directly with landlords and their representatives to achieve extensions, reductions in rent liability and/or other desired lease modifications benefiting the client
- Negotiate directly with subtenant prospects, landlords and their representatives for disposition projects to secure favorable sublease terms coordinating consent and prime lease requirements, engaging and managing local co-brokers as needed
- Compose and route Recommendation Memos summarizing key deal terms for submission to management with supporting financial documentation to secure required approvals
- Draft and/or modify and review related legal documents to accurately reflect the mutual agreement of all parties, landlords, tenants, and/or subtenants
- Ensure all final documents are approved and properly executed
- Provide routine updates on status of negotiations and document execution
- Maintain track record of value creation and contribute to profitable/cost effective operations
- Review and interpret lease terms and conditions, perform occasional lease audits for clients and new business prospects
- Coordinate and/or prepare reports or needed financial analysis documents
- Uphold ethical standards of DTZ and support firm-wide initiatives
Requirements
- Bachelor Degree in Business Administration or related discipline
- Minimum of 5+ years of relevant work experience
- Or any similar combination of education and experience
- Must display a high-level of professionalism, be able to work independently, possess outstanding organizational skills, and show strong attention to detail
- Exemplary verbal and written language and grammatical skills, including the ability to interpret and abstract complex lease documents, independently draft real estate related legal documents, and negotiate final lease/sublease terms with landlords, subtenants, or their attorneys and other representatives
- Intensive and creative negotiation skills (both written and verbal)
- Ability to effectively manage a large number of transactions simultaneously
- Expert level analytical and quantitative skills
Physical Requirements
- Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day
- May involve periods of standing, such as operating at a copier/fax/scanner
- Regularly required to talk, hear, and use hands and fingers to write and type
- Ability to speak clearly so others can understand you
- Ability to read and understand information and ideas presented orally and in writing
- Ability to communicate information and ideas in writing and orally so others will understand
- Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
