Grand Campus Living is looking for a Leasing Manager to oversee marketing/leasing of a student living community that services the University of South Florida market, located in Tampa, Florida. Grand Campus Living Leasing Manager is responsible for effectively marketing the community and ensuring the leasing targets are achieved. The Leasing Manager acts as a quality supervisor on the leasing floor, providing direct oversight and assistance to the Community Assistants and Leasing Professionals as they interact and assist our clients. Leasing Managers should have a high level of energy and always demonstrate a level of professionalism.

Roles and Responsibilities: Leasing and Marketing

  • Oversee marketing and leasing efforts to maximize the occupancy of the community
  • Prepare marketing plan/develop new strategies and programs designed to meet occupancy goals
  • Train leasing staff on how to market on campus and locations that students frequent
  • Assist in the preparation of the weekly ownership reports/pricing recommendations
  • Represent the community and Grand Campus Living in a professional manner
  • Ensure leasing staff complies with corporate procedures and government laws on Fair Housing
  • Ensure email and voicemail is checked several times daily
  • Respond to internet and telephone inquiries in a timely and professional manner
  • Be familiar with and train the leasing staff on how to review and explain the lease document and all related addendums
  • Ensure follow up activities take place for all prospective residents
  • Manage, review and approve all leases
  • Monitor guarantor approval process
  • Ensure all data is accurately entered in Onesite
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Participate and coordinate resident retention programs
  • Generates and tracks traffic of prospective residents by utilizing effective marketing techniques
  • Conducts all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and any follow up necessary
  • Complete and submit required materials in a timely manner such a market surveys, marketing calendars, guest cards and service requests
  • General Administration
  • Report on time to your shift each week as determined by your supervisor
  • Ensure confidentiality of client, resident and company information
  • Attend and constructively contribute to all staff meetings and any special/emergency meetings.
  • Understand and adhere to the Grand Campus Living policies and procedures
  • Maintain a clean and professional work environment
  • Check email and voicemail several times daily and respond appropriately
  • Report time and attendance
  • Manage roommate matching, transfers and move ins
  • Understand the lease document and all related addendums and be able to clearly communicate to residents, prospective residents and parents all relative information
  • Participate in all move in and move out related activities
  • Is efficient and effective with time management
  • Prepare monthly leasing staff office coverage schedule
  • Assists in corporate projects as requested
  • Customer Service
  • Understand the needs and expectations of residents, prospective residents, clients and vendors and exceed them
  • Develop a sense of community among the residents and staff that your community is the place to be
  • Maintain active and effective communication with the residents, parents and University personnel
  • Contribute to the monthly newsletter or resident communications
  • Maintain a positive community environment for both residents and associates and encourage participation in events and activities
  • Assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation for individual differences
  • Treat each and every person that you come into contact with in a positive and impactful manner and maintain a professional attitude and manner in your work relationships
  • Walk each apartment prior to move in to ensure that the units are clean and ready for move in
  • Assist in keeping the community clean by surveying common areas regularly and reporting any concerns and or helping to clean up when necessary
  • The Leasing Manager may be asked to perform other duties as required to ensure the overall success of the community and the team.

Education/Experience

  • Bachelor’s degree preferred; or prior experience in leasing or sales
  • Two years of leasing experience in the student housing industry preferred
  • Ability to work weekend hours and holiday hours
  • Superior customer service and communication skills
  • Possess the desire to grow, learn and serve the residents and customers
  • Display good leadership skills and the ability to solve day to day problems
  • Ability to effectively present information and respond to common inquiries or concerns from residents, prospective residents and the general public
  • Ability to maintain an above average closing ratio and resident retention average
  • Have a basic understanding of Word, Excel, and Internet
  • OneSite experience preferred
