The Mahaffey Apartment Company, Owners and Managers or over 8,500 apartment units in Central Florida is seeking a Leasing Manager for Lake Carlton Arms, located in Lutz, FL.
Lake Carlton Arms provides its residents with luxurious country living within easy range of the city and its excitement. Lake Carlton Arms is lead by people who have been with the organization since the community started contraction – 1986.
POSITION OVERVIEW
The Leasing Manager is primarily responsible for managing the leasing office team and the leasing office processes related to the leasing of apartments to ensure attainment of budgeted occupancy and NOI. The associate should display a proactive, positive attitude and be willing to assist in all aspects of leasing, marketing, and customer service. This role assesses and makes recommendations to the Executive Director regarding leasing, marketing, and all related office procedures/processes.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
· Responsible for managing an active leasing office for a 1,912-unit apartment community.
· Provides hands on leadership and management to a 10+ member leasing staff; assists with training, coaching, and motivating the team to accomplish leasing, occupancy, and waitlist goals.
· Responsible for weekly/monthly leasing reports, special projects, and assists with scheduling.
· Responsible for ensuring office procedures/processes are compliant with company policy and data is accurately entered into the leasing and rents software system.
· Processes Future Resident, New Resident, Addition/Deletion applications and leads by example by providing consistent leasing techniques as well as demonstrates a sense of urgency with prospects and prospect follow-up.
· Generates and maintains Market Survey, Availability Board, and provides input with Maintenance for scheduling unit turns and move-ins.
· Ensures the leasing office, models, vacant apartments, and common areas in proper tour condition and personally inspects curb appeal areas before tours or move-ins, reporting deficiencies to Executive Director and/or Maintenance Supervisor.
· Interacts amicably with prospects, applicants, and residents with a “service-minded” attitude and addresses any needs and concerns regarding the leasing process and resident services.
· Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, and vendors.
· Adheres to established regulations related to the Fair Housing Act.
· Maintains consistent and timely attendance. Sets and example for their co-workers in punctuality.
· Performs other job-related duties as assigned.
KNOWLEDGE, SKILL AND ABILITIES
· RealPage OneSite experience preferred
· Minimum 3 to 5 years leasing experience preferred
· Minimum 3 to 5 years supervising a team of 5+ individuals
· Word/Excel/General computers skills are required
· MAC computer experience preferred
· Ability to work flexible schedule, including weekends; Monday through Sunday, 9am – 6pm
· Ability to resolve resident concerns while maintaining a friendly and professional demeanor
· Ability to write and communicate professionally
· Ability to apply sound decision-making when assisting prospects, current residents, and staff
· Ability to demonstrate strong organizational skills to ensure all tasks are completed on schedule and timely
· Ability to demonstrate teamwork by assisting co-workers and leasing team
· Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
POSITION SPECIFICS & BENEFITS
· Salary is negotiable depending on experience
· 1 week vacation after one year
· 2 weeks vacation after two years and above
· Discretionary days on an escalating basis up to 7 per year
· Health/Dental Insurance available after 75 days waiting period
· Good background required
· 90 day probation period
