The Habitat Company

  • Conducts all business in accordance with The Habitat Company’s policies and procedures, the Fair Housing Act and the Americans with Disabilities Act, as well as all other laws pertaining to the leasing of apartments.
  • Assists Community Manager with the formulation of budgets with respect to advertising, renting expenses, model apartment expenses and other accounts related to the Leasing Department.
  • Respecting the boundaries of confidentiality, fair housing laws and safety
  • Planning and executing on site marketing and advertising directives
  • Mentoring and training new leasing consultants
  • Vigilant tracking of market trends and implementation of said tracking through outreach and market surveys.
  • Makes strategic planning recommendations to Community Manager to maximize the property’s strengths and resources, including collaboration on rent growth, leasing efforts, occupancy and resident retention.
  • Proactively seeks out new resources and methods to promote the community, in order to increase traffic, drive NOI and to achieve targeted occupancy and revenue goals.
  • Works closely with the Community Manager to determine rental rates and achieve budgeted revenue goals.
  • Conducts regular sales meetings to keep the team abreast of goals for the week, including issues and challenges, and ensures good communication among all team members.
  • Supports a high degree of customer service to maximize retention and optimize revenue growth by focusing on renewing/servicing residents throughout the lease cycle.
  • Develops and implements short- and long-range marketing or action plans to increase traffic/rentals when the property’s occupancy is trending down.
  • Ensures that all leads are followed through on Lead Tracking Solutions (LTS).
  • Ensures that lease files are complete and that documentation of the leases is executed properly.
  • Conducts monthly market surveys and provides trend analysis information; shops competition and stays abreast of neighborhood and market conditions.
  • 1-2 years of experience leasing in property management.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • Experience with Yardi preferred; however not mandatory.
  • Availability to work weekends when necessary.
