Full Job Description

The Leasing Manager is responsible for overseeing all aspects of leasing and marketing at CF lease up properties or based on the need of the asset in the student and conventional portfolios. As a property on-site leader, this individual will collaborate with corporate and on-site property leadership on all things marketing and sales and will be accountable for all sales results. The leasing manager has oversight of leading the leasing sales team and accomplishes effective leasing, marketing, and positive resident relations. You will guide people through the process of becoming a resident from the time of first inquiry up to the time of move in. You will continue the relationship by anticipating and taking care of resident needs to ensure a high quality of community living and a feeling of home.

What You Will Be Responsible For

Resident and Future Resident Oversight

· Builds lasting relationships with current and future residents.

· Develops and implements resident retention programs (resident functions, special promotions, newsletters, social media engagement, etc.).

· Addresses any resident complaints, concerns, or requests to ensure resident satisfaction.

· Ensures property site conditions are impeccable.

· Oversee the renewal of exiting leases as assigned or applicable.

Leadership of On-Site Staff

· Establishes daily, weekly, and monthly sales goals for leasing staff.

· Creates leasing team schedules.

· Assists in the hiring of on-site leasing staff.

· Ensures staff leasing techniques are effective in obtaining closure, follow up procedures are met, signing and documentation of leases and reporting systems are accurate and up to date.

· Promotes harmony and quality job performance of staff through support and effective leadership methods.

· Monitors daily follow up and closing ratios of each leasing team member.

· Other duties as assigned.

Community Outreach

· Creates working relationships with employers, local businesses, cultural centers, etc. to help drive leasing growth.

· Develops monthly, quarterly, and annual strategic marketing plans to achieve budgeted occupancy.

· Supervises the planning, preparation, and implementation of all leasing and renewal event as directed by the Property Manager.

· Acts as brand ambassador projecting a favorable image within the community at various events.

· Other duties as assigned.

Administrative Expertise

· Respond to internet leads, answer prospect calls, and conduct property tours.

· Collect security deposits, fees, and rent payments related to resident move in.

· Performs daily lease audits.

· Coordinates vacancy make ready and inspects vacant apartments.

· Tracks availability.

· Audits all lease files to ensure adherence to policies and procedures.

· Maintains a thorough product knowledge of property and competitors, and market conditions.

· Completes owner and other company reports as requested.

· Other duties as assigned

Qualifications

Education: Bachelor’s Degree preferred. High School Diploma or equivalent

Experience: Two plus years of lease up experience. Sales and/or management experience in multi-family housing, hospitality, or other related industries.

Certification/Licenses: N/A

Language: Must be fluent in English

Special Skills, Knowledge or Abilities: Possess knowledge of fair housing and other apartment industry practices. A passion for helping individuals find a new home. An expert in verbal and written communication is a must.
