Full Job Description
Live-In Resident Superintendent
Anderson Hotel is looking to hire an experienced “hands on” live-in superintendent to clean, maintain and manage its 2 story, 19-unit rental property. Property includes common areas such as bathrooms, laundry room and backyard that will also need to be maintained. The Superintendent is required to act as team leader, build and maintain rapport with guests, report to the Property Manager, and coordinate preventative maintenance tasks for the property. This is a part-time job, Monday-Sunday 9:00AM-2:00PM, additional emergency on-call work as needed. Hours are flexible, depending on guest check-in/check-outs.
Essential Duties and Responsibilities
· Maintains Airbnb guest schedule by responding to bookings, check-ins and check-outs.
· Completes cleaning of rooms for next guests, cleaning of common areas and trash/recycling removal.
· Perform and oversee routine preventative maintenance and repairs.
· Coordinate with contractors or repair crews for work that is outsourced.
· Keep building grounds and common areas clean and in a safe condition.
· Keep entrances, driveways and sidewalks clear of debris.
· Respond to emergency calls/ Investigate leaks reported by guests.
· Submit maintenance work tickets to Property Manager for any work performed.
· Order building supplies & maintain inventory list.
· Enforce building policies and procedures.
· Communicate with Property Manager and Owner for updates.
· Maintain a safe work environment and report any safety concerns/issues to Property Manager.
Required Knowledge, Skills and Abilities
· Must have strong knowledge of Airbnb platform to answer messages (remotely).
· Must be detail oriented and have good scheduling skills.
· Must have strong cleaning and organizational skills.
· Must have strong problem-solving skills.
· Must be able to supervise additional cleaners and delegate tasks accordingly.
· Must have excellent communication and interpersonal skills.
· A valid driver’s license.
Qualifications:
- Minimum of 3-5 years of building maintenance operations (preferably mixed-use – commercial/retail/residential)
- Experience as a handyman or maintenance
- High School Diploma (preferred)
- Must pass criminal background check
- Must have reliable transportation
Salary and Benefits:
- Hourly wage of $15/hour
