MAINTENANCE ASSISTANT
JOB DESCRIPTION
INTRODUCTION:
The Maintenance Assistant is a very important position at Sailboat Key a Condominium Associates (CA) managed the association. This position is a full-time position working a minimum of 40–hours per week. This person provides support to the Maintenance Supervisor. The Maintenance Supervisor will oversee your work responsibilities. This position is for the common area maintenance of the community inclusive of the recreation facilities and the boat docks. The condominium buildings are separately managed.
BASIC FUNCTIONS:
The Maintenance Assistant is to support the daily functions of the property by performing the job duties from the direction of the Maintenance Supervisor.
REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:
Body Position:
Standing – 2/3 of the time
Walking – 1/3 of the time
Sitting – 1/3 of the time
- Body Movements: Lifting and exerting force is required up to 50 pounds, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift, chairs, tables, etc.
- Senses: Vision – Close Vision and ability to Adjust Focus. Hearing – Ability to hear enough to converse in person and on the phone.
- Mental Requirements: Fluency in the English Language (read, write, and speak) is required as many customers, vendors, and employees communicate only in that language. Ability to communicate effectively, both verbally and in writing. Knowledgeable and skilled in the safe use of hand tools and small power tools.
- Educational requirements: High School Graduate or GED certificate and experience in facility maintenance preferred
RESPONSIBILITIES:
Knowledge, Skills, and Abilities
- Clean Pool on off days of pool service and monitor chemicals.
- Use a blower to clear pool deck and clubhouse entry of debris.
- Set up and breakdown tables and chairs for activities, meetings, and events. In addition, set up dance floor and stage as required.
- Periodic landscape work required.
- Patrol property for trash off the seawall and on grounds each morning.
- Patrol docks and pressure wash as needed.
- Assist Maintenance Supervisor per his/her requirements.
- The ability to work 40-hours a week, Monday through Friday between the hours of 7:30 a.m. and 3:30 p.m.
Working Conditions
- All staff members are allowed one 10-minute break in the morning and one 10-minute break in the afternoon. This includes breaks for smoking. Since this position is full-time, lunch periods are unpaid. However, lunch may be taken unpaid by leaving the maintenance shop or remaining in the shop and eating.
- This position will work in an outside setting.
- This position requires work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc.
SUPERVISORY RESPONSIBILITIES:
This position does not have supervisory responsibilities.
Qualifications:
- Prior verifiable experience working at a condominium or apartment
- Commercial pool maintenance required. CPO preferred.
- Ability to work out in the direct sun.
- Prior painting experience is a plus.
- A valid Driver’s License and ability to drive a golf cart.
