Description:

The MAINTENANCE ASSISTANT is responsible for the overall upkeep of the property landscape and exterior image in order to enhance and maintain its curb appeal. The MAINTENANCE ASSISTANT reports to the Maintenance Manager and Property Manager and will assist the rest of the maintenance staff, as directed, in their efforts to maintain the property in a safe and efficient manner.

Job Duties

  • Physically walks the property daily and removes litter, and debris from the grounds.
  • Checks and replaces exterior lighting on a regular basis as needed.
  • Constantly observes condition of property throughout the community and immediately
  • reports and/or initiates action to correct unsafe conditions.
  • Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
  • Performs “trash-out” duties of vacated apartments as required.
  • Removes abandoned furniture, trash and boxes from vacant apartments. Transfers items to
  • dumpster/compactor or storage area, whichever is applicable with or without assistance.
  • Assists with the removal appliances as needed.
  • Cleans common areas such as pool area, spa, pool filters, dog park amenities where applicable, spa
  • filters, office, restrooms, clubhouse, laundry room, exercise room, vacant apartments, drains,
  • outside lights, common areas, and models.
  • Keeps breezeways clean from debris. Pressure washing of buildings, sidewalks and structures.
  • Assists with maintenance of apartments including light duty maintenance repairs.
  • Paints office area, outer lobby, laundry room, rest rooms, fitness room, and rails around pool
  • including buildings and breezeways. Carries buckets of paint from storage area to work site.
  • Details property on a regular basis. Clean and rake shrub areas; shovel mud/dirt when
  • Use leaf blower to keep all common areas clean and clear of loose grass and debris.
  • Assist with various physical tasks as directed.
  • Assists with “make-ready” duties when requested.
  • Helps clean and maintain storage areas and maintenance shop.
  • Complete minor and routine service requests. Follow proper procedures when service requests
  • are performed always with the resident’s satisfaction in mind.
  • Changes locks, makes keys when directed.
  • Distributes resident communications; e.g., upcoming events, pest control notices, newsletters.
  • Performs work area clean-up and safety related duties.
  • Knowledgeable of state, local, and federal fair housing laws.
  • Adheres to company dress code and appearance standards.
  • Attends and participates in training programs as required.
  • Operates company golf cart (when applicable) in a safe manner in accordance with company policy.
  • Performs any additional duties assigned.

Qualifications

Must meet all physical requirements of the position. Lifting is required, however lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc. Bend/Stoop/Squat Required to perform routine maintenance/repairs, pick up debris, climb Stairs Routine duties require access to 2nd and 3rd floor apartments push or pull move equipment, appliances, open and close doors, etc. Reach Above Shoulder perform routine maintenance/repairs, stock and remove equipment climb ladders perform routine maintenance/repairs, change light fixtures grasp/grip/turning, handle tools and equipment, perform routine maintenance/repairs

finger dexterity handle tools and equipment, perform routine maintenance/repairs.

  • High school diploma or equivalent preferred.
  • Minimum of 40 hours per week, as assigned by the manager, Monday through
  • Weekly schedule may change as required. May be necessary to work weekends.
  • Basic knowledge of computers for checking company email and completing required training.
  • Must enjoy outdoor work year round.
  • Must have a working smart phone suitable for use with various software applications.
  • Strong customer service skills and positive attitude a must.
  • Should be a team player and self starter.
