Maintain real estate properties such as office buildings, retail shopping centers, multi-tenant warehouse buildings, and other commercial real estate centers in good and safe operating condition. Duties include performing routine maintenance activities, and light janitorial. Notify management of need for repairs, establishing good rapport with tenants, and perform ancillary duties such as moving furniture.
Duties and Responsibilities:
- Utilize Yardi Workorder system via company provided SmartPhone/Tablet to receive/respond/close-out/track all work orders issued. Maintain paperwork/work orders as required. No work to be done without a work order or verbal instructions from Maintenance Manager.
- Assist Property Managers in maintenance and upkeep of properties.
- Install/Remove/Maintain all property “For Lease” and “For Sale” signs.
- Notify Maintenance Manager or Property Manager of problems on site.
- Cleanup vacant units when tenants leave.
- Prepare vacant units for new tenant occupancy.
- Change light bulbs/ballasts.
- Plumbing repairs – toilets, sinks, faucets, etc.
- Painting – interior and exterior as needed.
- Change/install locks, deadbolts, padlocks.
- Troubleshoot electrical problems, replacing electrical outlets/switches when needed.
- Remove/replace doors where needed.
- Drywall patching.
- Perform Landscape repairs – minimal tree trimming, landscape timber repair.
- Sprinkler repairs.
- Window cleaning.
- Conduct roof inspection/gutter cleanups.
- Perform Parking lot repairs – pothole patching, paint bollards, clean out drains, carstop maintenance/replacement.
- Monitor building security and safety by performing such tasks as locking doors after operating hours when needed, and checking electrical appliance use to ensure that hazards are not created.
- Cleanup of properties including gathering and picking up trash, spraying/pulling weeds, blowing leaves from parking lots and other light janitorial duties as needed.
- Obey traffic laws, and follow established traffic and transportation procedures.
- Read maps, and follow written and verbal geographic directions.
- Verify and maintain inventory of property signage and related supplies.
