Full Time

POSITION SUMMARY:

In general, the appearance and functionality of the Les Chateaux Condominium property are the main duty. In house repairs of all sorts may be required. Larger repairs may be reported to the Board if outside help is required.

POSITION RESPONSIBILITIES:

Common Areas: Clubhouse and Pool area

  • Clean and stock supplies for all 4 bathrooms
  • Hose off pool deck, straighten chairs and water plants
  • Dust and mop floors, and deck of clubhouse proper, upstairs and downstairs
  • Inspect for any broken or malfunctioning furniture or equipment
  • Check Water level of pool

Laundry Room

  • Inspect daily, mopped and dusted to keep lint build up to a minimum
  • Clothes left behind may be gathered and kept in the Les Chateaux basket for 48 hours and then disposed of

Courtyards

  • Check courtyards for debris and empty pots that may collect water. Water should always be dumped to discourage mosquitos.
  • Check for signs that sprinkler heads are functioning properly and note any that are broken for irrigation company to repair
  • When rains are heavy, check drainage and
  • Check gazebos and grill areas for cleanup and any necessary repairs
  • Tables and chairs in courtyard should be kept as clean as possible and when wear and tear are excessive reported to the Board.

Putting Greens and Shuffleboard Courts

  • Should be checked periodically and kept tidy
  • Greens should be brushed and hosed after a storm to prevent mold

Building Hallways

  • Entries: Should be vacuumed, mopped, dusted and doorways cleaned and or painted on a rotating basis
  • Hallways the same as above, and check for tenant personal storage of items, Any personal items in hallways should be reported to the Board, and slated for violation notice and removal
  • Timers and light bulbs checked

Fencing

  • Check wooden fencing for minor repairs, on an as needed basis
  • Section by section removal of wooden fencing with PVC fencing as scheduled

Sidewalks, Streets and Curbs

  • Sidewalks are to be pressure washed when needed
  • Parking space assignment numbers need to be repainted as needed
  • Pothole occurrence needs to be reported to the Board and repaired as soon as noticed

Landscaping

  • Smaller bushes and trees may need to be trimmed or removed at times

Work Orders

  • All maintenance requests by residents must be accompanied by a Work Order before tasks are undertaken, (emergencies excepted)

Working with Board of Directors

  • A weekly meeting should be scheduled to discuss ongoing maintenance work, and a maintenance log of tasks to be assigned for the week
  • Minor maintenance issues to be completed as soon as possible, any major maintenance issues to be discussed with Board
  • Report any vehicle parked daily in a numbered spot without a parking permit to the Board

Ordering Supplies

  • Maintenance staff is authorized to reorder necessary supplies

OPERATING SKILLS, KNOWLEDGE & ABILITIES: Education/Training:

  • High school diploma or equivalency preferred.

Experience/Knowledge/Abilities:

  • Requires a minimum of two (2) years general experience in building trades, repair and replacement maintenance or handy work.
  • Effective written and verbal communication skills.
  • Strong customer service, communication and interpersonal skills required.

  • Ability to lift up to 50 lbs following appropriate safety procedures
  • Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.
  • Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions
  • Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)
  • Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)
  • Repeat various motions with the wrists, hands and fingers
  • Be able to lift, pull and push materials and equipment up to 50 lbs occasionally to complete assigned job tasks
  • Communicate, receive and exchange ideas and information by means of the spoken and written word
  • Maintain a valid Florida driver’s license
