The Straz Center is looking for a Full Time HVAC Lead Technician to be a part of our general maintenance team!
Under the supervision of the Director of Facilities, this position will serve in a general capacity to provide support in every aspect of building maintenance with a main focus on the HVAC plant operations and system component maintenance and associated record keeping.
Primary Duties & Responsibilities:
- Responsible for all mechanical rooms, air handling units, pumps as well as electronic and pneumatic system and interior drinking water fountain systems.
- Produces weekly HVAC Schedule and monitors and adjusts HVAC system / controls on a daily basis and, according to exterior conditions, will make adjustments to maintain comfortable temperature and humidity levels in all areas of the building.
- Must be able to repair all mechanical, electrical, pneumatic and electronic components of the HVAC system building wide. Emphasis lies on in-house repair,but will call in qualified contractor when repair exceeds their skill level.
- Assists and supervises outside contractors, as necessary.
- Carries out preventive maintenance program on all mechanical and electrical HVAC equipment in a timely manner. Must keep entries in the computerized maintenance log and manual equipment files current. Recommends equipment and modifications to systems that will improve maintainability and efficiency.
- Performs a wide range of general maintenance repair work including electrical, plumbing, painting, carpentry, etc.
- Maintains the stocking levels/ records of refrigerants and HVAC related supplies and recommends purchases as needed. Maintains HVAC related stock and shelf areas, and keeps them in presentable condition. Main emphasis lies on the chiller room, tower area, and mechanical rooms.
- Works flexible shifts including nights, weekends, and holidays to cover events.
- Must be able to report for duty in a timely manner when called to respond to an emergency after regular scheduled shifts.
- Performs other duties as assigned.
Minimum Qualifications (Knowledge, Skills, and Abilities):
- Must have a working knowledge of all associated hand-and power tools, meters and recording instruments.
- Must be able to read and work off blueprints and schematics.
- Must be able to comprehend chiller plant & EMS operation and monitor plant operation via home computer as needed. Will make system adjustments after hours from home as requested. 24/7 paging devise or cell phone may also be required
- Strong background in electrical, pneumatic and mechanical system repairs is required. Familiarity with building construction, maintenance practices in major facilities or plant environment is necessary.
- Must have strong organizational skills.
- Must have knowledge in the use of computerized energy management systems and HVAC control systems.
Education and Work Experience:
- A minimum of 3 years as a chiller plant operator or commercial service technician.
- Commercial HVAC technician, certified, with Commercial/ large facility background and appropriate universal refrigeration license as required by 40CFR.
- High school diploma or equivalent required.
