Currently we are recruiting for a make ready (punch) maintenance technician which is an important part of our team. The right candidate needs to be a team player with a positive can-do attitude.

Essential Functions:

The position responsibilities include turnkey work that includes, but is not limited to, drywall repair, filling in nail holes, painting of all walls and ceilings, as required, making such repairs to the units as needed according to the vacant make ready checklist and/or the property specifications.  Additionally, responsibilities include assisting with preventative maintenance programs and completing service requests.

Position also requires the ability to transport a minimum of 50 pounds variable distances; the mobility and flexibility to walk, bend, kneel, and reach to perform above duties as stated; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit. The position requires the ability to access all units and to physically tour the property in its entirety to compete work and inspect the premises, deliver notices, assist with emergency measures as required.

Requirements

The position requires the ability to communicate effectively with people and present a positive, professional image. In addition, the position requires the following:

  • Ability to deal well with people
  • Good verbal communication skills 
  • Strong customer service skills 
  • EPA certification Type I and II  (not required but a plus) 
  • Mold awareness 
  • Asbestos awareness 
  • On-call, after-hour emergency service may be required 
  • Own set of basic hand tools; tools not provided by community 
  • Use of general maintenance equipment including but not limited to: hand tools, paint equipment, ladders, refrigerant recovery units (not required but a plus), landscaping equipment, pool chemical, and required safety equipment 
  • Appropriate safety equipment and apparel that includes proper footwear, such as safety toe work boots

Must be able to diagnose problems with and repair the following:

  • Major appliances
  • HVAC (not required but a plus)
  • Basic – Intermediate plumbing
  • Basic – Intermediate electrical (when no license required) 
  • Sheetrock repair and patching 
  • General carpentry 
  • Wallpaper/painting 
  • Tape and float 
  • Sand, stain and seal 
  • Texture and acoustic 
  • Dap and caulk

Qualifications:

  • No specific level of education is required.
  • However, for safety and productivity reasons, the position requires the ability to read and write English fluently, and the ability to accurately perform basic mathematical functions. 
  • Minimum of one-year previous experience in property management,  maintenance, painting or other building maintenance or related trade is required. However, experience qualifications will vary by property size and type and also vary within a position at a given property. 
  • Valid driver’s license and current automobile insurance. 
  • The position requires the ability to furnish their own vehicle and to transport supplies around the property and have the ability to drive off-site as required.
