The Maintenance Manager is responsible for all maintenance of the property as well as the supervision of assigned maintenance personnel. Maintenance and repair responsibilities includes the building’s mechanical, electrical, and plumbing systems, as well as all other general building equipment to include the building envelope and roofing system. Maintenance Manager will work in conjunction with the Property Manager to ensure that the property is maintained to Highwoods’ standards. Must possess strong customer service skills and be able to represent Highwoods Properties in a professional manner with our customers, vendors, and the general public. Be a team player and work well with co-workers for the good of Highwoods Properties. Must be a self-starter and exhibit high levels of initiative. Participate in, as well as ensure the guidelines of the safety program, as directed by the Safety and Risk Manager, are followed.

Responsibilities:

  • Responsibilities include ensuring that all systems, including but not limited to life safety, HVAC, energy management controls, electrical, and plumbing, are maintained properly and are operational.
  • Review all construction drawings, approve or make recommendations to ensure that construction work will comply with Highwoods’ mechanical, electrical and plumbing requirements.
  • Assist in the oversight of construction and capital improvement projects.
  • Responsible for the oversight and proper management of the building’s electricity consumption.
  • Manage and monitor the building’s preventive maintenance program.
  • Supervise and coordinate the day-to-day activities of the maintenance technicians.
  • Ensure optimal utilization of internal maintenance resources to control the need to use outside contractors.
  • Implement improvements in maintenance operations and procedures.
  • In conjunction with the Property Manager, assess building conditions on an on-going basis, make recommendations and procure bids as necessary.
  • Review work order reports and contact technicians to determine status of any outstanding work orders. Communicate with the Property Manager the course of action being taken to resolve outstanding work.
  • Review and approve time sheets in conjunction with the Division Maintenance Supervisor, coordinate vacation requests, and manage on-call processes.
  • Assist in the preparation and implementation of annual operating expense and capital budgets.
  • Assist the Property Manager in tracking and controlling maintenance expenses.
  • Provide guidance and on-going training of maintenance personnel
  • Responsible for the annual employee performance evaluation of each direct report.
  • Continually inspect and assess the property to ensure that all aspects of the property are properly maintained.

Requirements:

High level of experience and strong working knowledge of building controls and automation systems to include mechanical and electrical systems. Demonstrated exceptional communication skills (both verbal and written), with the ability to interface with individuals at all levels, both inside and outside of the organization. Able to build meaningful communication channels with maintenance and property management staff resulting in increased cooperation, openness and professionalism. Must possess proven problem solving skills – be able to effectively identify issues, formulate the appropriate solution, as well as initiate the required action. Proficient computer skills in Microsoft Office as well as the ability to utilize various other internal Highwoods related software programs as required. Must be extremely dependable and be available for emergency calls at night, weekends and holidays. Must possess fundamental knowledge of state and local building codes and maintain a current Florida driver’s license. In the capacity as a maintenance manager, the successful candidate will also be responsible for supporting other properties outside his primary property assignment, and must be available as a resource for other Highwoods locations as may be designated.

Education/Experience:

A minimum of two years of education from an approved/sanctioned Technical Institution and/or College or University in one or more of the following fields: Electrical, Construction, Roofing, Building Life Safety Systems, Plumbing, Carpentry, Mechanical/HVAC or equivalent on the job training in one or more of the above listed fields consisting of a minimum of 24 consecutive months. Systems Maintenance Administrator or Systems Maintenance Technician designation through BOMA and commercial high rise experience preferred. Eight years of maintenance experience in a commercial real estate environment. Proven leadership /supervisory skills as well as the ability to train others.
