The Maintenance Operations Personnel is accountable for day to day maintenance issues. The purpose of the position is to effectively coordinate the development, talent, & activities of on-site maintenance employees, working closely with the Regional and Property Managers in order to meet primary objective of increasing revenue, controlling expenses, maintaining the condition of the asset, and ensuring resident satisfaction.
Role & Responsibilities Include, but are not limited to:
- Represents the Company in a professional manner at all times. Consistently maintains a professional positive attitude when dealing with residents, coworkers and the general public
- Assumes responsibility for supervising maintenance staff, working closely with the Property and Regional Manager
- Ensures Work Orders and Make Readies are done in a timely manner and per TLR standards
- Periodically inspects units, common areas, maintenance shops and overall property condition
- Provides maintenance staff with coaching and training on how to build value and present product
- Responsible for customer satisfaction and resident retention in terms of issues that cannot be resolved by the property manager
- Monitors daily progress on all property work orders and supervises the execution
- Oversees the progress of the Make Ready Schedule to ensure homes are ready for move-in
- Makes inspections of move-ins and move-outs to ensure company standards are being met
- Maintains contact with vendors/contractors concerning work scheduling, billings, and relations
- Ensures Notice of Violations are remedied and closed
Qualifications:
- An unwavering commitment to the highest level of professionalism & integrity

- Minimum of 3 years of experience in a supervisory role preferably in the property management field
- Proven ability to effectively communicate with, motivate, and lead team members
- The ability to coach, mentor, and train others
- Strong preventative maintenance and repair skills in plumbing, HVAC, interior/exterior, electrical and appliances
- 2 year Technical degree
- Must have valid driver’s license with good driving record
- Property Management software experience preferred
- Computer skills
- Excel and Word skills
