Job Summary
Perform functions to manage the maintenance of assigned properties. Monitor, identify and communicate problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Make recommendations; perform repairs, replacement and maintenance and implement preventive maintenance, guided by precedent and working within the limits of established policy and procedures.
Essential Duties & Responsibilities
- Supervise the daily functions and work orders of the Maintenance staff to ensure the proper maintenance of the properties, while maintaining standards of excellence. Ensure the goals and maintenance needs of the property are consistently met.
- Oversee the quality control of all activities performed by assigned team to maximize productivity, minimize duplicate work and to ensure a quality service is delivered and in conformance with Standard Operating Procedures. Ensure deadlines are met in a timely manner and schedule, prioritize, delegate and approve work as necessary.
- Coordinate and/or deliver training and orientations and ensure all assigned associates are aware of and comply with company policies, work procedures, instructions and deadlines.
- Provide direction to staff and assist in the investigation and resolution of problems. Manage the Performance Evaluation process of assigned unit and provide counseling and coaching to associates. Maintain harmonious associate/employer relations.
- Assess repair needs and estimated time needed for repair and administer maintenance schedule. Evaluate problems to determine whether professional assistance or further instruction is needed in order to complete repair. Make recommendations as necessary.
- Record and evaluate preventive maintenance activities and programs.
- Oversee or participate in construction, installation, and preventative maintenance of equipment. Observe and evaluate corrective maintenance or repair on equipment.
- Monitor the functions of service contractors and building repair and maintenance contractors.
- Maintain disaster preparedness by identifying potential problems, developing response plans, managing crises.
- Ensure safety protocols are followed and associates are informed of safety and security guidelines.
- Maintain current knowledge in the field of maintenance repairs and replacements through industry sponsored educational seminars.
- Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job.
- Perform additional duties including completing reports, forms and work orders and maintaining inventories and requesting supplies.

- Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.
Supervisory Responsibility
Supervise a team of Maintenance staff.
Education & Experience
Must have High School diploma or equivalency, and three to five years general experience in building trades, repair and replacement maintenance or handy work; or equivalent combination of education and experience. HVAC and/or other related trade licenses/ certifications may be required. Previous supervisory experience preferred.
Knowledge, Skills & Proficiencies
- Must possess strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity.
- Ability to be on-call 24/7
- Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.
- Good organization, planning, motivation, leadership, supervisory and interpersonal skills
- Excellent customer service and interpersonal skills
- Good verbal and written communication skills
- Proficiency and working knowledge of Microsoft Office applications including, Word, Excel spreadsheets, and e-mail.
- Ability to meet deadlines and work well under pressure
- Ability to respond to emergencies in a timely manner.
- Critical thinking, problem solving, judgment and decision making ability
- Ability to work well in a team environment as well as independently. Must be self-driven with the ability to identify, plan and prioritize business opportunities.

Computer and peripherals, standard and customized software applications and tools, usual office equipment and hand tools.
Physical Requirements/Working Environment
This position works under different environmental working conditions (i.e. heat, cold, wind, rain). The associate is required to work in an upright standing position for long periods of time; crawl in small and tight spaces ; handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Climb ladders and work at heights above ground level (maximum 8 ft). Repeat various motions with the wrists, hands and fingers.
The incumbent must be able to work extended and flexible hours and weekends as needed. Physical demands include ability to lift up to 100 lbs.
