Job Summary

The Maintenance Supervisor position oversees a maintenance staff, coordinating and participating in the maintenance of commercial properties in the Tampa International Airport area.

Responsibilities and Duties

Interact with vendors/contractors on a daily basis.

Coordinate all basic maintenance repairs, including:

  • Roof repairs
  • Parking lot repairs
  • Electrical repairs
  • Plumbing repairs
  • Landscaping
  • HVAC repairs
  • Any other building related repairs

Prepare and maintain a preventative maintenance schedule

Supervise all activities of maintenance department & schedule work orders to:

Ensure properties are picked up – free of debris & trash

Ensure vacant spaces are clean

Ensure all lighting, a/c, doors, electrical are functioning properly

Must be available for on-call responsibilities when maintenance coverage is needed.

Follow up on all tenant repairs; ensure that they were performed properly.

Tenant EMERGENCY maintenance requests should be responded to within an hour.

Purchase and maintain inventory of all supplies.

Coordinate all tenant improvement work with management and contractor.

Perform routine inspections of property with written reports.

Prepare monthly maintenance items report for management.

Monitor and correct any tenant trash situations – inform management of any problems.

Maintain roof maintenance program.

Visually maintain environmental inspections on an ongoing basis. Report any violations to Property Manager. Obtain approval to coordinate work.

Maintain property specification books. Keep update on a monthly basis.

Qualifications and Skills

Ideally, the candidate should have prior maintenance staff supervisory experience. Also a plus is the ability to communicate in English and Spanish.
