Maintenance Supervisor large apartment community in Largo, FL. Position is full-time (Monday through Friday, 9AM-6PM) w/ mandatory 1 hour lunches & plenty of overtime to be earned. For fully qualified applicants we are offering $19-$21/hr plus overtime each month, paid time off and paid holidays.

Duties and Responsibilities:
- Coordinates and provides for the completion of corrective and preventative maintenance of the grounds and building in a timely manner;
- Maintains the building in good repair and free of hazards such as those caused by electrical, plumbing, heating and cooling systems, etc.;
- Maintains the building and grounds in compliance with Federal, State, and local laws;
- Maintains the fire alarm and emergency generator system in good working order, performs test on fire alarm and emergency generator system weekly and keeps required records of test results;
- Performs preventative and corrective equipment maintenance;
- Maintains required records and reports as outlined in the policies and procedures of the Maintenance Department;
- Participates in budget planning for the Maintenance Department;
- Orders and requisitions supplies subsequent to Administrator’s approval;
- Attends Department Head Meetings and sits on required committees;
- Remains on call for emergencies 24 hours a day;
- Performs other responsibilities, as may be required, and as directed by the Administrator;
- Concerns his/herself with the safety of all center customers in order to minimize the potential for fire and accidents. Also, ensures that the center adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out the center’s fire, safety and disaster plans and by being familiar with current MSDS;
- Assigns work assignments and duty schedules;
- Remains on call for emergencies seven days a week, twenty-four hours a day and will be on call every 3 weeks on rotation;
- Puts Customer Service First: Ensures that customers and families receive the highest quality of service in a caring and compassionate atmosphere which recognizes the individuals’ needs and rights;
- Performs other duties as requested.
- Perform all maintenance operations at the site including the completion of work orders & close them out each day.
- maintain a professional and open communicative relationship with the property manager.
- be a team player & positively and professionally lead 3 other maintenance staff members.
- Direct the day-to-day administrative operations of the maintenance functions, including the scheduling of work, submission of reports, paperwork and record keeping.
- Keep accurate records regarding preventative maintenance, completion of work orders, apartment refurbishing, annual inspections, inventories of tools, parts, equipment, etc.
- Participate in a standby emergency schedule for evening, weekend and holiday coverage.
- Inspect all units, buildings and common areas, performing repairs and janitorial assistance.
Job Qualifications:
- A minimum of 5 year prior RECENT maintenance experience. Minimum 2 years as a supervisor at a medium – large sized property.
- Experience and licensed HVAC.
- Basic knowledge of plumbing, electrical, carpentry, HVAC, GE and Amanna appliances.
- Ability to perform general janitorial duties.
- Ability to handle multiple priorities.
- Ability to use hand tools such as hammers, screwdrivers and saws.
- Ability to safely use various power tools such as hand held drills and circular saws.
- Strong customer service skills.
