CURRENT OPPORTUNITY: Maintenance Supervisor
Description
The Maintenance Supervisor is responsible for leading the maintenance team in the upkeep, repairs and ongoing maintenance of the property and remains on call after hours in the event of an emergency. The Maintenance Supervisor reports to the Property Manager.
Essential Duties
Direct work of maintenance staff.
Ensure service requests are responded to in a timely and professional manner.
Respond to emergency situations after hours and on the weekends.
Responsibilities
Maintain the safety and overall appearance and cleanliness of the property.
Schedule weekly property walkthrough with Property Manager.
Interview, hire, manage and train the maintenance team.
Complete inventories, repairs and preventative maintenance efficiently and within budget.
Maintain refrigerant log for A/C service and keep available for inspections.
Conduct daily meetings to manage daily assignments and special projects.
Bid repair work and renovation projects; submit to PM for approval.
Monitor all third-party work and verify adherence to specifications.
Maintain Material Safety Book and Chemical Inventory Log; use only approved chemicals.
Train employees on proper safety procedures.
Conduct quarterly building inspections.
Ensure vacant apartments are inspected for condition, scheduled for turnover, schedule final inspection and approve once market ready.
Ensure all maintenance activities follow OSHA and company safety policies and guidelines.
Assist with diagnosis and repair work.
Identify and report problems and deficiencies not readily identifiable to Property Manager.
Other duties as assigned.
Job Qualifications/Experience
2-3 years of experience at an apartment complex.
HVAC certification required.
CAMT degree preferred.
Pool certification preferred.
Experience or background in carpentry, plumbing and electrical preferred.
Experience in the proper care and use of small hand tools and mechanical equipment.
Experience interviewing, hiring and developing a team.
Strong attention to detail.
Excellent customer service skills.
Strong problem-solving skills.
Well organized.
Must be willing to work on call, as needed.
Education
High School Diploma or General Education Degree (GED) or equivalent combination of education and experience.
Language Skills
Ability to read, analyze and interpret general business periodicals, business correspondence, and procedure manuals.
Reasoning Ability
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form.
