Job Summary Responsible for supervising and scheduling maintenance technicians and contractor/vendors in the day-to-day maintenance operations of an assigned rental portfolio, with regards to make-ready and work order procedures and processes. Ensures the overall physical aspects of the properties meet the Company’s established standards and applicable laws. This position will devote a large amount of time driving to properties within the assigned region.
Essential Job Duties and Responsibilities · Supervises the maintenance technicians and vendors to ensure make-ready and work order duties are performed to satisfaction. · Ensure the technicians are appropriately scheduled for processing make-ready and work orders in large geographic areas. · Ensure service requests and maintenance work performed is tracked by technicians in appropriate systems. · Liaison with operations staff to develop an effective, proactive team which works together to achieve property objectives. · Ensure appropriate approvals have been given before work is performed. · Compile and track appropriate paperwork for payment procurement. · Report and monitor maintenance deficiencies and equipment failure trends. · Ensure technicians utilize and adhere to preventative maintenance programs and processes. · Attend company provided training for supervision and individual development.
Education and/or Experience · High School diploma or equivalent is required. · 3+ years of experience in property management maintenance, other rental property maintenance or related trade is required. · 2+ years of supervisory experience is required. · Must have a valid driver’s license.
