Manages and assists in the completion of the day-to-day activities involving the maintenance of the residential buildings, equipment and machinery, including HVAC, building lighting systems, grounds keeping, plumbing, electrical, general maintenance and overall facility appearance. The position supervises and coordinates the work of employees who repair and maintain building/facility, equipment and machinery.

Reports to: Property Manager and directly supervises all on-site Maintenance and Grounds personnel

Job Responsibilities

  • Troubleshoot and repair and/or replace all mechanical failures of appliances, plumbing, electrical, carpentry, HVAC and structural items.
  • Complete work orders that are called into the office by the resident, returning completed work order to office staff within 24-48 hours.
  • Work closely with Property Manager to schedule painting, cleaning, carpet (flooring) replacement and or cleaning on vacant units to ensure that the unit is made ready for occupancy in a timely manner.
  • Personally display an active and timely response toward staff, residents, vendors and prospects on a daily basis, implementing a ‘solution oriented approach’ to all problems and situations that arise.
  • Accurately execute and oversee proper operation of the property in accordance with Company policies and procedures.
  • Assist Property Manager with scheduling and directing of all support personnel to complete Market Ready Apartments, Service Request, Preventative Maintenance and various property tasks as assigned.
  • To motivate and train sub-ordinates in the repair of all appliances, air conditioning units, furnaces, hot water heaters and other apparatus in the apartment.
  • To report any liability issues and/or concerns when noted to the Property Manager immediately.
  • To maintain an accurate inventory of parts and supplies required for the completion of daily service request and property related repairs.
  • Assist Property Manager with scheduling and coordinating any vendors and contractor services needed on the property.
  • To order parts and supplies with the approval of the Property Manager.
  • Maintain accurate logs for ‘Community Lighting’; EPA (Freon) Log; On-Call Maintenance Schedule; etc.
  • Complete Semi-Annual Preventative Maintenance Inspections on all units within community.
  • Complete On-Call Emergency Service Requests for occupied apartments in accordance with policies and procedures of Company.
  • Respond in a timely manner all emergencies that would cause hurt, harm, danger or property loss to the Property Manager immediately.
  • Any other duties as may be assigned.

Performance Standards

  • Demonstrate a clear understanding and proficiency of all appliance and HVAC equipment, including plumbing, electrical, stove, refrigerator, microwave, dishwasher, air handler, air conditioner, hot water heater, etc.
  • Must possess the ability to troubleshoot and resolve general service requests in a timely manner. Demonstrate a clear understanding of mechanical and maintenance techniques to resolve appliance, plumbing, electrical and air conditioning issues.
  • Show genuine care and courtesy toward all residents, prospects, vendors and co-workers.
  • Understand and comply with Fair Housing regulations and applicable Federal, State, City and County ordinances.
  • Keep a clean and organized work environment.
  • Recognize problems and provide practical solutions.
  • Able to set priorities; willingness to learn new procedures and tasks.
  • Able to work under pressure and meet deadlines.

Qualifications

  • High School Diploma or GED Equivalent
  • Must possess EPA/HVAC certification
  • Minimum of 5 years as a Maintenance Supervisor is a MUST
  • MUST have own tools/equipment
  • Oral and written communication skills
  • Problem Solving Skills
  • Customer Service related skills and abilities
  • Leadership experience or show strong potential to lead a team
  • Reliable and appropriate means of transportation and telephone
  • Ability to lift 50 pounds, ability to climb ladders and to reach over head for extended periods of time.
  • Extra hours may be required to accommodate work load in certain circumstances.

Working Conditions

  • Indoor and outdoor conditions; exposure to heat, cold, rain, and humidity
  • Access all apartments including multi-level building.
