PRINCIPLE DUTIES: Essential Job Duties:
1. Responsible for performing general maintenance duties in the community including but not limited to carpentry, electrical work, HVAC work, painting, plumbing, pool repairs and appliance repairs.
2. During emergencies or natural disasters, employee may be required to report for duty as assigned by the Plant Operations Director, for the duration of the disaster.
3. Maintains acceptable standards of personal hygiene and complies with department dress code.
4. Attends in-service training and education sessions as assigned by supervisor.
5. Responsible for the operation of hand and power tools and ensuring that all equipment is in safe operating order.
6. Responsible for department communication including but not limited to incoming phone calls and radio communication.
7. Assists with assignment of daily work orders, daily assignments and preventive maintenance assignments, checks to ensure timely completion and standards of performance established by Sandhill Cove.
8. Responsible for keeping up written and computer records to monitor maintenance and preventive maintenance schedules including inventory.
9. Assists with maintenance reports including but not limited to monthly and quarterly reports.
10. Assists with employee related personnel issues, including, but not limited to performance reviews and discipline.
11. Performs periodic inspection of the community including, but not limited to, roofs, air condition system, lighting, parking areas and all mechanical equipment, and reports all findings to Plant Operations Director.
12. Responsible for operation of Computer System pertaining to Preventive Maintenance Program. 13. Must demonstrate proficiency in operation of Fire Alarm System within fourteen (14) days of hire.
14. Assists with the inspection of all apartments vacated and schedules necessary repairs.
15. Maintains work areas in a safe and sanitary condition which may include, but is not limited to, picking up trash around work area, cleaning up spills and pressure cleaning work areas.
16. Observes and participates in use of Universal Precautions.
17. Responsible for assisting in all phases of safety and performing fire drills and safety inspections and to make recommendations on needed corrections.

QUALIFICATIONS: Two (2) years vocational or technical, or on-the-job building maintenance experience preferred. Ability to understand and perform basic arithmetic measurements. Must have a valid Florida Driver’s License. Must have the ability to read, write and speak English. Minimum of 5 years in supervisory position preferred, computer knowledge and background in building and equipment maintenance. PHYSICAL
REQUIREMENTS/WORKING CONDITIONS: Flow of work demands visual acuity, must have the ability to handle simultaneous tasks in a fast paced environment. Must be able to identify hazards, comprehend consequences and determine action to take. Position requires walking or standing 90% of the time. Must be able to lift and carry 50 pounds approximately 100 feet. Must be able to move quickly, bend, stoop, squat, twist, climb ladder and maintain balance. Must have the ability to perform Gross and fine motor skills. Exposed to frequent temperature changes, outside elements, heights, unsanitary conditions, unpleasant odors, sharp tools, electrical equipment, mechanical equipment. Works in health care center with exposure to chronically ill and frail elderly. Position requires occasional off property local travel to run errands, pick up supplies, etc.
