Job Description (Summary):
This is an
entry level position for building/facility maintenance and grounds care.
Employees are expected to perform a variety of tasks both inside and outside environments,
utilizing basic mechanical and physical skills to maintain PARC properties,
providing a safe, clean and aesthetically pleasing environment for staff and
consumers.
Maintenance
technician I should have basic experience and applicable knowledge in all
phases of mechanical and grounds maintenance work with an understanding of
principles and tools required for the job. Actions are normally made with
little or no direct supervision under the direction of the maintenance
coordinator and/or supervisor.
Job Duties:
Note: The job duties listed are typical
examples of the work performed in this job classification. Not all duties
assigned to every task are included, nor is it expected that all tasks will be
assigned every day.
Perform grounds maintenance including
trimming bushes, trees grass and weeds, raking, sweeping, blowing debris from
walkways and parking lots.
Cleaning windows, doors signs and
related items.
Pressure cleaning walls, walkways
etc.
Clean/remove litter, debris and trash
from grounds, parking lots etc.
Prep interior exterior walls, doors
and trim for painting
Proper and safe usage of mechanical,
electric and/or gas powered equipment.
Clean debris from roofs, rain
gutters, drains and sump pump basins.
Landscaping, mulching, planting, trimming,
pulling weeds, edging, pruning and mowing all outside and inside planter beds
and grounds.
Make repairs to asphalt/concrete
walkways, paring lots and drive ways.
Move/lift heavy equipment and
supplies by hand, hand truck or wheelbarrow.
Perform basic preventative
maintenance on HVAC equipment, cleaning coils, condensate lines, grilles,
vents, blowers etc.
Clean and maintain shop, tools and
equipment.
Special events support set up/take
down
Inventory supplies and equipment
needed for maintaining buildings and grounds
Deliver purchasing disbursements
throughout departments
Notify managers concerning the need
for repairs and safety hazards or conditions requiring outside services.
Use necessary safety equipment when
required.
Responsible for logging in and out on
a daily basis
Carry cell phone/pager as required
for contact
Perform additional related work as
assigned.
Follow established company policies
outlined in the employee handbook.
Job Qualifications
(Knowledge, Skills and Abilities):
Employee must have a keen understanding
of standard methods, practices, tools and equipment used in grounds/maintenance
services.
Knowledge of occupational hazards and
safety rules and regulations.
Knowledge of proper use of chemicals
and fuel.
Ability to read and follow
instructions.
Skills required for operating
mechanical, electrical and gas powered tools and equipment.
Working Conditions:
Some jobs require employee to be
exposed to noxious fumes and odors and conditions
Some jobs require an employee to
hazardous work environments.
Some jobs require an employee to work
where there is a significant chance of injury.
Exposure to extreme temperature and
weather environments and conditions.
Engine noise levels while working
with equipment can be loud
Exposure to sharp moving parts,
vibrations and heavy lifting
Exposure to high precarious positions
on ladders and scaffolding
Risk of electrical shock.
Physical Requirements:
Physical demands such as repetitive
motion, standing, bending, kneeling, lifting for extended periods of time
Frequently lifting equipment,
supplies weighing +80lbs.
Manual labor required
Education:
High school diploma or GED certificate
Experience:
Minimum of one year experience in basic building maintenance
and grounds work
Any combination of work experience
and education that provide the required knowledge, skills and abilities will be
evaluated on an individual basis.
Hours:
Monday – Friday, 8:00am – 4:30 pm, some weekends and overtime
as needed.
Other Qualifications:
Must possess a Florida driver’s
license
Drug free workplace
Pass level II background check
