GENERAL PURPOSE OF JOB. The Maintenance Technician is responsible for the general up-keep of property and equipment and communicating and responding to residents, staff and visitors in a professional and timely manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES.
- Maintain all properties including buildings, grounds, fences, parking areas, furniture, appliances, heating and air conditioning units, laundry, housekeeping, kitchen equipment, electrical and plumbing fixtures.
- Maintain and service all equipment including power equipment and tools, hand tools, etc. according to manufacturer’s guidelines.
- Inspect and correct damages to hallways, walls, ceilings, floors and roofs.
- Assist contract servicemen and housekeeping staff when necessary for timely and efficient results.
- Perform paint jobs as directed.
- Inspect and maintain the property’s electrical systems, power panel, fire alarm systems, resident call system, emergency lighting generator, and water-supply line valves.
- Change central heating and air conditioning filters as scheduled and perform maintenance as needed.
- Lubricate all appliance motors, exhaust fans, pumps and misc. equipment as recommended by the manufacturer.
- Work with team members to move resident furniture between units as directed.
- Perform general cleaning and maintenance on rooftops as needed including extracting debris from gutters, A/C maintenance, roof leaks, etc.
- Inspect and repair sewer and water lines
- Patch and repair blacktop and concrete walkways and roadways
- Clean spills or accidents in any areas as they occur.
- Routinely check maintenance work orders for possible changes in assignment.
- Keep work areas free of hazardous conditions, spills, excess carts, baskets, supplies, equipment, etc.
- Follows all safety procedures and guidelines as outlined by facility and the Director of Maintenance.
- Maintain dignity and respect for residents’ personal and property rights

MUST HAVE ALF/SNF/LTC/NURSING HOME EXPERIENCE
