Job Summary:

Under the direction of the Maintenance Director, the Maintenance Technician assumes the responsibilities and related duties performing routine and extensive maintenance repair and preventative maintenance procedures for all designated PARC properties.

Job Duties and Responsibilities:

The following job duties and responsibilities are typical examples of the work performed by the Maintenance Technician routinely; not all duties and responsibilities are assigned to every position are included, nor is it expected that all duties and responsibilities will be assigned every day.

  • Responsible for scheduling and completion of all maintenance work requests, inspections and routine preventative maintenance of all PARC properties as assigned.
  • Participate in special projects, events and assisting other departments in setting up and taking down, moving equipment and/or furniture and storm readiness.
  • Responsible for alerting manager or supervisor of any safety related problems and/or damage that has taken place or that may occur.
  • Assure that safety standards are used which comply with all company, local, city, state and federal guidelines.
  • Follow established company policies outlined in the Employee Handbook.
  • Responsible for on-call emergency maintenance responses during and after regular work hours.
  • Carry PARC, cell phone as required for on-call maintenance.
  • Maintain a professional courteous manner with all consumers, vendors, contractors and fellow employees.
  • Maintain a clean, safe and orderly workplace.
  • Inventory supplies that are needed for purchasing,
  • Responsible for logging in and out daily.
  • Other duties and responsibilities as may be assigned.

Job Qualifications:

The Maintenance Technician performs a wide variety of maintenance and repairs to buildings, grounds and equipment at all PARC properties including but not limited to HVAC, Plumbing, Electrical, Construction, Painting, Appliances and Grounds Maintenance described below.

  • HVAC– technical knowledge in preventative maintenance, system repairs, trouble shooting, schematic reading, tools, refrigeration system components, controls, motors, heating components, refrigerant recovery, exhaust and ventilation.
  • Plumbing– technical knowledge in maintaining, repairs and fixture replacements, installations, tools, water heaters, sewer systems, sewer machines, water supply, drain, waste, vent lines, sweating copper tubing
  • Electrical– technical knowledge in basic electricity, electric circuits, meters, tools, trouble shooting, LED/fluorescent lighting, ballasts, electrical devices, circuit breakers, fuses, motors, capacitors, starters, electrical wiring, conduits and related components.
  • Construction– knowledgeable in all phases of basic rough and trim carpentry for walls, doors, drywall/plaster repairs and finished masonry, flooring installation, ceiling installation, fences, window glazing, cabinet making, furniture repairs, minor roof repairs, fasteners and related power and hand tools.
  • Painting– knowledge of all phases of painting, preparing various surfaces for painting, pressure cleaning, application, solvent, paint, stains and other finishes.
  • Appliances– technical knowledge, trouble shooting, schematic reading, perform basic repairs, replacing parts, installation.
  • Grounds Maintenance– maintain outside grounds, tree and shrub trimming, trash pick-up, general landscaping, irrigation and sprinkler system repairs, operating and maintaining related gas and battery powered equipment and tools.

Working Conditions:

Some maintenance jobs require employee exposure to hazardous work environments

  • Noxious fumes, airborne particles and/or caustic chemicals and solvents
  • Inclement weather conditions, hot, cold, humid and wet
  • Risk of electrical shock
  • Noise level in the work environment may be moderate to loud
  • Exposure to high precarious positions on ladders and scaffolding
  • Machinery with exposed moving mechanical parts and/or blades

Physical Requirements:

The maintenance job duties may require

  • Standing for extended periods of time
  • Heavy lifting more than 50 lbs.
  • Working on knees and back in confined spaces
  • Continuous bending and twisting motions
  • Repetitive motion

Education, Training and Experience:

Education

  • High School diploma or GED certificate

Training and Experience

  • Any combination of Technical Training, Trade School, or Apprenticeship program which demonstrates ability to perform the duties and responsibilities including related work experience in one or more Building Trades. Equivalent combination of training and experience that provide the required knowledge, skills and abilities will be evaluated on an individual basis.
