The Maintenance Technician is responsible for the upkeep, repairs and ongoing maintenance of the property and remains on call after hours in the event of an emergency.

Essential Duties

  • Respond to service requests in a timely and professional manner.
  • Maintain the safety and overall appearance and cleanliness of the property.

Responsibilities

  • Complete all lock and key work.
  • Prepare vacant apartments for occupancy.
  • Diagnose problems and make repairs.
  • Identify and report the need for major repairs.
  • Operate parking lot sweeping machines, landscaping equipment, and basic tools.
  • Complete preventative maintenance (including filter changes) and annual inspections of units.
  • Maintain cleanliness of golf cart, maintenance shop, and storage facilities.
  • Maintain all equipment; keep in working order.
  • Flag irrigation heads and identify sprinklers.
  • Paint and/or touch up apartments and common areas.
  • Assist with weekly lighting inspections.
  • Comply with company and OSHA policies.
  • Other duties as assigned.

Job Qualifications/Experience

  • Experience in apartment complex maintenance and repair – mechanical, electrical, plumbing, painting, carpentry and plastering.
  • Experience with and caring for small hand tools and mechanical equipment.
  • HVAC certification preferred.
  • Knowledge of pool operation, care, and prevention.
  • Excellent customer service skills.
  • Strong problem-solving skills.
  • Well organized.
  • Must be willing to work on call, as needed.

Education

High School Diploma or General Education Degree (GED) or equivalent combination of education and experience.

Language Skills

Ability to read, analyze and interpret general business periodicals, business correspondence, and procedure manuals.

Reasoning Ability

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form.

While performing the duties of this job, the employee is required to walk and stand for extended periods of time, work in sometimes severe weather conditions, work in varying locations that may or may not require Personal Protective Equipment (PPE), reach with arms and hands, and lift up to 50 pounds consistently throughout shift.
