JOB DESCRIPTION
Job Title: Maintenance Technician
Summary: General maintenance to include plumbing, and electric as well as air conditioning and repairs to buildings, grounds and appliances. Maintenance Technician reports directly to the Property Manager if the property does not have a Maintenance Supervisor.
Essential duties and responsibilities include the following; however, other duties may be assigned:
- Pick up trash and grounds every morning of each day.
- Maintain a professional appearance of ones self and work space.
- Perform preventive maintenance on property.
- Inspect model and vacant units to insure “Rent Ready” status.
- Turn “Rent Ready” units in a 72 hour targeted time.
- Coordinate operational and planning aspects of “move-in”.
- Communicates pertinent information to Maintenance Supervisor, Property Manager and/or Apartment Property Management Services, LLC.
- Assist with training of new associates.
- Direct and assist in maintaining the “curb” appeal of the property.
- Knowledge of electrical wiring and capable of using a Volt-Ohm meter.
- Knowledge of repairs and maintenance for air conditioning, heating, refrigeration, plumbing and tile.
- Knowledge of pool operation (i.e. daily checking and recording of chemical readings, vacuuming, backwashing, cleaning filters & scrubbing tiles).
- Maintain an inventory of company supplies and order supplies for day-to-day operation.
- Ability to troubleshoot hot water heaters, dishwashers, garbage disposals and electric ranges.
- Always keep safety in mind as you work, for yourself and for the residents
- Receives written work orders or verbal instructions from supervisor.
- Complete all work orders within 24 hours, unless otherwise directed by Property Manager.
- Keep maintenance shop/area clean and well organized.
- Completing punch-out on timely basis.
- Empties trash cans and consolidates trash for weekly pickup.
- Touch up paint interior and exterior walls and trim.
- Maintains and repairs buildings’ plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
- Repairs or replaces building brick, stone, and concrete.
- Maintains and repairs wood parts of buildings.
- Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mower.
- Assists with moving furniture and unloading and storing supplies.
- Must provide your own tools that are required to conduct job effectively (i.e. hand tools, Volt-Ohm meter, charging gauges and service wrench).
- Required to have company cell phone at all times – 24 hours a day/7 days a week for on call.
