INTRODUCTION:
The Maintenance Technician is a very important position at Condominium Associates (CA). This will be onsite position at The Grand Bellagio in Clearwater. This position is a full-time position working a minimum of 40–hours per week. This person provides support to all staff members of the Property.
BASIC FUNCTIONS:
The Maintenance Technician is to support the Association Manager with the daily functions of the property by performing or overseeing the maintenance, renovation, and repair of the grounds, amenities, parking, and all building systems.
REQUIREMENT OF THE JOB:
The physical demands of the position are listed in accordance with the requirements of the ADA as:
1. Body Position:
Standing – 2/3 of the time
Walking – 1/3 of the time
Sitting – 1 /3 of the time
2. Body Movements: Lifting and exerting force is required up to 50 pounds. Climb and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc.
3. Senses: Vision – Close Vision and ability to Adjust Focus. Hearing – Ability to hear sufficient to converse in person and on the phone.
4. Mental Requirements: Fluency in the English Language (read, write, and speak) is required as the overwhelming majority of customers, vendors, and employees communicate only in that language. Ability to communicate effectively, both verbally and in writing. Knowledgeable and skilled in the safe use of hand tools and small power tools.
5. Educational requirements: High School Graduate or GED certificate and experience in facility maintenance preferred. Certified Facilities Manager or equivalent certification, and HVAC certification preferred. Any combination of education, training, and experience which demonstrates the ability to perform the duties and responsibilities as described including related building or property maintenance supervisory work experience. Possess adequate knowledge of plumbing, electrical, carpentry, and heating standard practices. Maintain a valid driver’s license.
REPORTING RELATIONSHIPS:
The Maintenance Technician reports directly to the Community Association Manager. On the Bellagio Property, the Maintenance Department is organized with the Administrative Assistant scheduling the Maintenance Technician on the Managers directive.
AUTHORITY:
The Maintenance Technician is selected by the Manager and is delegated sufficient authority to accomplish the duties, responsibilities, goals, and objectives that have been established for the functional position of Maintenance Technician.

12. The ability to work 40-hours a week, Monday through Friday between the hours of 7:30 a.m. and 6:30 p.m. as well as weekends occasion as needed throughout the year.
Working Conditions
1. All staff members are allowed one 10-minute break in the morning and one 10-minute break in the afternoon. This includes breaks for smoking. Since this position is full-time, lunch periods are unpaid. However, lunch may be taken unpaid by leaving the maintenance shop or remaining in the shop and eating.
2. In addition to the full-time hours, this position may require extended hours at night for emergency after hour calls or when the other maintenance staff is off. When possible, work hours will be reduced so as not to incur overtime.
3. This position will work in an outside setting and may also require a presence in the office from time-to-time.
4. This position requires the Maintenance Technician to climb and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, etc. Occasionally, hours in excess of 40 may be required with the approval of the Community Association Manager.
SUPERVISORY RESPONSIBILITIES:
This position does not have supervisory requirements.
DUTIES:
1. Manage and organize the inventory of all maintenance materials to include tools, equipment, and supplies. Recommends cost-effective supplies and explore the best value for the price. Responsible for stock control and utilization of maintenance materials.
2. Ensure completion of all work orders and keeps the Community Association Assistant advised of the status of each repair. Respond to all resident maintenance requests which are reported through the office within 24 hours.
3. Organize preventative maintenance and safety inspection programs for all facilities and equipment.
4. Execute emergency protocols for fire, hurricane, or other disasters.
5. Monitor completion of a preventive maintenance schedule.
6. Keep accurate records regarding preventive maintenance, work orders, inventories, and stock.
7. Perform basic preventative maintenance on HVAC systems to include changing filters and servicing drain pans.
8. Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
9. Perform light plumbing work such as clearing stoppages, replacing fittings, etc.
10. Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.
11. Paint interior/ exterior as needed.
12. Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, wallboard repair and finish carpentry.
13. Inspect, perform light repairs, and notify Assistant or Manager for contract maintenance on building systems such as pumps, fire standpipes, fire alarms, emergency generators, etc.
14. Repair concrete, masonry, roof, and fencing when required.
15. Assist in custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, pressure washing etc. in the common areas as necessary.
16. Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs.
17. Determine if tasks are to be completed by outside Vendor or Contractor with approval from the Association Manager. Attempt to minimize the need for outside Vendors or Contractors.
18. Assist in the selection and supervise contractors providing building services such as window cleaning, trash chute cleaning, landscaping, renovations/repairs and inspect upon completion to insure work is correctly performed, completed in a timely manner and the correct materials are utilized.
19. Assist in the preparation of various contracts, requests for proposals, and reports.
20. Supervise vendors providing contract repairs to ensure work is completed in a timely, cost-effective and professional manner.
21. Maintain professional and courteous communications with residents, vendors, contractors, co-workers.
22. Enforce and adhere to company policies, rules, safety practices, and regulations.
23. Does not perform independent jobs for residents’ private dwellings as it is considered to be a conflict of interest.
24. Ensure Vendors or Contractors are following Association rules and regulations.
25. Provide detail reports of work orders immediately so accurate follow up is recorded.
26. When needed provide after-hours service to the Association. After-hours is required to be tracked by punching in and out for payroll as well as completing a report detailing the nature of the call for the work order notes.
27. Other duties as assigned by the Association Manager.
