POSITION: Maintenance Technician (Full-Time, Non-Exempt)
SUMMARY:
Assists the maintenance operations of an assigned apartment community (280 to 440 units). Primary responsibilities include work with Maintenance Supervisor to ensure the community and curb appeal are maintained; track and monitor resident work orders; track and manage maintenance programs and apartment make-ready process; provide high-end customer service to manage resident retention and satisfaction. Compliance with applicable local, state, and federal regulations governing fair housing and safety.
RESPONSIBILITIES (Including but not limited to):
- Diagnose and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation and carpentry.
- Correctly document work performed on a service request and ensure all service requests are completed in a timely manner.
- Inspect vacated apartments and perform duties to restore apartments to “make-ready” status.
- Ensure adequate number of make ready units are available and that the products are up to company standards.
- Display a friendly and courteous attitude towards residents and other employees.
- Complete preventative maintenance.
- Complete special projects as may be assigned and prioritized by the Property Manager, Regional Supervisor, or Facilities Coordinator.
- Inspect the exterior of the property. Perform building and common area upkeep daily.
- Perform effective emergency maintenance (after-hours) as required.
- Monitor the property for snow removal, lawn care and ice removal.
- Comply with company safety standards, OSHA and Fair Housing regulations
REQUIRED QUALIFICIATIONS:
- High school diploma or GED is required.
- 2-3+ years of related maintenance experience and/or training.
- HVAC certification is required, or the ability to receive your certification within 1 year of employment.
- Excellent customer service skills with the ability to work well with others.
- Cell phone allowance.
- Strong knowledge and skill in the safe use and maintenance of hand tools, power tools and measuring devices.
- Must be able to lift and move up to 100 lbs. for installation and removal of appliances. Able to kneel, crouch, climb, and crawl to assist with repairs.
