Maintenance Technician
Job DescriptionThe Maintenance Technician is under the direction of the Property Manager and the Maintenance Supervisor. The maintenance technician is responsible for safely maintaining the physical condition and appearance of the community. The main duties include but are not limited to diagnosing problems and making repairs, ensuring all upkeep, inventory, preventative maintenance, and repairs of the grounds, common areas, amenities, apartments, and buildings of the community are completed in an efficient and cost effective manner. The Maintenance Technician is expected to be knowledgeable and skilled in the safe use of hand tools and small power tools. All maintenance activities will follow OSHA and company safety policies at all times. Use of a personal vehicle is required and mileage will be reimbursed.
- Complete uniform must be worn when working on property.
- Service requests should be completed with 24 hours unless a part is ordered, a copy of the maintenance ticket is left in the resident’s apartment and a copy is given back to the office.
- Keep the maintenance shop clean and orderly.
- Maintain an adequate supply of parts in the maintenance shop and updated inventory.
- Responsible for the pool and deck area.
- Responsible for maintaining pool logs, chemical logs, and mold logs.
- Responsible for monitoring, operating, and maintaining the compactors or dumpsters.
- Keep car wash area maintained and clean. Remove money for the car vac weekly. Clean filters weekly.
- Keep all amenity areas maintained and clean, this includes tennis courts, windscreens, children’s playground area, racquetball courts, basketball courts, and fitness centers.
- Responsible for repair of items listed on monthly grounds inspections.
- Must have the skills to perform all plumbing repairs.
- Installs and repairs on all electric fixtures and performs other minor electrical repairs.
- Installs and repairs all appliances including water heaters, stoves, refrigerators, microwaves, dishwashers, disposals, washers and dryers.
- Installs mini blinds, ceiling fans, and re-key locks if necessary.
- Maintain good resident relations and inform property manager and maintenance supervisor of any potential or existing problems regarding residents.
- Establishes and implements a preventative maintenance program. This includes the changing of air conditioning filters, and servicing the golf carts.
- Performs the activities of workers supervised. This includes repairing and installing counters, cabinets, doors and trim.
- Completes maintenance on vacant units making them ready for the next resident. Changes door locks on every vacant unit.
Qualifications
- At least one year experience as a maintenance technician.
- Must pass general maintenance test.
- EPA certified a plus.
- Must pass drug test, pre-employment physical and background check.
