We are currently seeking a hands-on, detail- and team-oriented Maintenance Technician with a just-do-it attitude!

The Maintenance Technician will work out of our 144-unit residential community located in Lutz, Florida!

The individual will perform all routine and preventative maintenance to maintain the physical and operational integrity of the apartment community, including the interior of units. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. Additionally, this person is responsible for the upkeep, inventory, logs/records and repair of grounds, apartments and buildings of the property ensuring they are maintained in an efficient manner under the direction of the Property Manager.

The success of the company is dependent upon the satisfaction of our residents. Our devoted staff maintains direct involvement in managing each of our properties and tending to their needs.

Job Duties & Responsibilities:

  • Execute and maintain the daily repair and upkeep of the community to ensure aesthetics in a crisp and professional manner
  • Physically walk the property daily to remove litter, debris and pet droppings from the grounds. Pays specific attention to the following areas to ensure they remain neat and trash- free: pool area(s), laundry room(s), dumpster or compactor area(s), recreation area(s), community entrance, all areas in front of, behind and around the leasing center, walkways to and from the buildings, breezeways, stairways, parking lot and roadways.
  • Perform trash-out duties of vacant units as needed. Trash out to include removal of all abandoned furniture, garbage, boxes, food and other debris. Prepare vacant units for occupancy within established deadlines.
  • Dispose of any trash or other debris that has been left outside of the dumpster, compactor or bulk item area. Sweep and clean the area daily. Use a disinfectant and water to clean the area weekly or as needed to maintain a clean and neat appearance
  • Clean the pool deck and restrooms daily to include washing off pool deck and pool furniture, empty all trash cans, clean toilets, sinks, urinals, replenish paper towel and toilet paper as needed in restroom areas
  • Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds by detailing the property on a regular basis. This includes raking around buildings, using blower to clean and keep sidewalks and breezeways free of debris. Pressure wash breezeways and stairs, removing breezeway light covers to clean and keep free of bugs. Touch up paint to any areas of building, stairs or railings that are peeling, chipped or have been vandalized.
  • Performs interior or exterior painting duties as needed and as requested by Property Manager
  • Participate in on-going property preventative maintenance plan by performing routine maintenance and following direction from Property Manager. This may include but is not limited to replacing screens, replacing broken window glass, replacing or re-keying door locks, changing locks, making replacement keys, replacing toilet flappers and unclogging drains, gas fixtures and ceiling fans.
  • Complete the monthly unit-by-unit AC filter change, and interior preventative maintenance inspection and following a schedule set by Property Manager
  • Manage service requests and response times, ensuring completion within established deadlines while warranting responsive, efficient and courteous customer service
  • Maintain a safe work environment always and report any safety concerns/issues and/or extraordinary or unusual circumstances to the Property Manager. Conduct all business in accordance with company policies and procedures, state and federal laws including but not limited to OSHA, Fair Housing Laws and ADA.
  • Ensure the proper care, maintenance and inventory of all tools
  • Maintain a thorough knowledge of and adherence to company policies and procedures. Uphold and demonstrate the philosophy that residents are number one priority by providing exceptional customer service
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or visa-versa) as circumstances warrant; assists in moving abandoned furniture, appliances, etc., to dumpster when necessary
  • Be knowledgeable of inventory levels of spare parts and supplies and inform management of shortages

Knowledge, Skills and Abilities:

  • Minimum two years’ hands-on experience in maintenance to include carpentry, electrical, heating and cooling systems, plumbing, painting, drywall, buffing and waxing; use of power tools, (pools and irrigation systems where necessary), pool care and appliance repair
  • HVAC and CPO certifications are preferred
  • High school diploma or general education degree (GED) is required
  • Familiarity with multi-family real estate and property management
  • Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more, and driving a golf cart
  • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon
  • EPA Section 608 Type I and II or Universal Technician license a plus
  • Confident, self-starter, with the ability to operate in a dynamic environment with minimal supervision, to complete tasks on a timely basis and to manage multiple high priorities simultaneously
  • Good written and verbal communication skills, with a willingness and ability to take both verbal and written instruction
  • Valid State Driver’s License if working multiple properties or driving a golf cart on property
  • Ability to work rotational evenings, overtime, holidays, weekends and on-call for emergencies, as needed
  • Thorough, reliable, responsible, honest, organized, flexible and service-oriented along with a strong work ethic and high degree of professionalism
