The Ideal candidate has at least 2 years of residential property management maintenance & repair experience, is certified in HVAC to include a strong working knowledge of Heating, ventilation, and air conditioning maintenance and repair. The Maintenance Technician reports to the Maintenance Supervisor

RESIDENTIAL APARTMENT MAINTENANCE TECHNICIAN

POSITION SUMMARY

RESPONSIBILITY

  • Complete service requests in a timely manner.
  • Complete make-readies.
  • Painting and shampooing of vacant units.
  • Maintains grounds and pools.
  • Own your own tools.
  • Carry company issued mobile device when “on call’ periodically.
  • Walk the property and report any liability problems immediately.
  • Perform any and all duties called upon by supervisors to ensure that the property operates in an efficient and economic manner.

QUALIFICATION

  • Two years working knowledge of HVAC and Certification.
  • Basic knowledge of general repair, maintenance, plumbing, electrical, appliance, carpentry, and painting for residential property management gained through formal education and on-the-job training.

Job RequirementsThis position requires installation, maintenance, and repair work, the general upkeep of buildings, grounds, and equipment. The Maintenance Technician performs all general maintenance of the apartment community including but not limited to: plumbing, electric, drywall, grounds, HVAC maintenance & repair, unit inspections, painting, work orders, carpentry, turns and maintenance support. The Maintenance Technician reports to the Community Manager.

  • HVAC experience & Certification- A MUST
  • 2+ years Residential Property Management Maintenance & Repair experience – A MUST
  • Thorough knowledge of the occupational hazards and corresponding safety precautions necessary for the safe performance in using equipment to complete assigned tasks.

May be required to work overtime, work outside, travel, be on-call or be available for emergency situations including weekends (emergencies) and holidays. Good oral, written and interpersonal communication skills. Attention to detail and good mathematic skills. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance. May be required to have a valid driver’s license and a good driving record.

EDUCATION/EXPERIENCE
High School diploma or equivalent. Two to three years’ experience as a residential property management maintenance technician and at least Eighteen months of education and training beyond high school level in general Maintenance repair, HVAC certification or closely related technical area to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.

PHYSICAL DEMANDS/WORKING CONDITIONS/HAZARDS

Light/heavy lifting, carrying materials, operating light/heavy equipment, moving of equipment. Ability to work in all types of weather. Occasional hazards with materials in the grounds trade, including chemicals. Must be able to frequently walk the apartment community.
