Maintenance Technician:
As a Maintenance Technician you will assist in maintaining the property in excellent condition. You will complete service requests in a timely and efficient manner while adhering to safety standards. You will complete all turnkey operations and preventative maintenance according to schedule to ensure units are move-in ready as needed. You will assist the Maintenance Supervisor with preparing associate schedules, monitoring inventory, and prioritizing service requests. Your role is essential to maintaining excellent curb appeal and providing residents with an exceptionally beautiful community to call home.
Responsibilities:
- Assist the Maintenance Supervisor with providing technical skills and training to service team
- Teach and promote safe work practices
- Attend and participate in technical training programs to maintain personal skill level
- Assist with recruiting, hiring of quality staff, and recommend promotions and terminations when necessary
- Communicate professionally and delegate effectively with staff members.
- Assist Maintenance Supervisor with staff development through continuous motivation and training including assisting with counseling sessions to ensure the team is effective
- Comply with all personnel management policies and procedures.
- Work with service manager to adhere to budget guidelines and obtain competitive bids on major expenses.
- Under the supervision of the Maintenance Supervisor, purchase supplies as necessary using standard purchase order system and proper bidding procedures.
- Under the supervision of the Maintenance Supervisor, prepare staffing schedules consistent with property needs
- Assist Maintenance Supervisor with monitoring inventory of parts and supplies and appropriate levels
- Participate in company meetings
- Work with Maintenance Supervisor to ensure that physical condition of the property is maintained according to company operating and safety standards.
- Assist Maintenance Supervisor with organizing and prioritizing service requests and ensure all service requests and repairs are made correctly and in a timely manner.
- Help Maintenance Supervisor oversee completion of service requests in 24 hours or per property policy
- Work with Maintenance Supervisor to ensure excellent curb appeal at all times.
- Inspect grounds, buildings, and other property features as required to minimize liability concerns.
- Assist Maintenance Supervisor with overseeing turnkey operations and ensuring that vacant units are made rent-ready in a timely manner.
- Work with Maintenance Supervisor to maintain an effective preventative maintenance program
- Maintain an organized, clean and safe work area.
- Ensure adherence to the company’s safety and hazard communications programs, policies and procedures
- Maintain a high level of customer service
- Communicate effectively with residents, fellow Associates, vendors and supervisors.
- Assist Maintenance Supervisor with department budgeting and reforecasting, as required.
- Other tasks as assigned by the supervisor

Education
- No specific level of education is required.

Professional Experience
Minimum of one or two year’s previous experience in property management maintenance, other building maintenance or related trade. Older properties (5+ years) may also require previous renovation experience.
Attendance/Travel
The position requires ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals possess the ability to work their scheduled hours on a consistent basis and overtime hours when requested. Position requires the ability to serve on-call, as scheduled or as necessary.
Physical Requirements
Maintenance Technicians will spend 90 to 95 percent of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the work of other associates and outside contractors in the absence of the Maintenance Supervisor. Position requires ability to transport or move up to 50 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit. Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow associates.
Licenses/Equipment
- EPA certification, Type I and II
- Valid driver’s license and current automobile insurance.
- Pest control (if performed in-house)
- Other licenses and certifications as required by state or federal law.
- Basic hand tools ( Not provided by community) Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
- Appropriate safety equipment and apparel must be worn including proper foot ware. (Work boots)
Licenses/Equipment/Pre-Employment Requirements
A valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own vehicle to fulfill all of the job’s functions. Successful candidate must be able to pass pre-employment drug testing.
