Maintenance Technician (Full-Time/Tampa, FL)

Job Title: Maintenance Technician
FLSA: Non-exempt; $19.00-$20.00 hourly
Location: Tampa, Florida
Monday – Friday, 8:00 a.m. – 5:00 p.m.

Summary:
This position requires competence and diligence in completing the work orders at an above-average level. Properties and mechanical equipment maintained in a safe, attractive and functional condition. A strict adherence to preventative maintenance is required. This position requires timely response, a can-do attitude, with high customer service skills for a portfolio of buildings and will require travel between the buildings. A maintenance van will be provided. A valid driver’s license is required and clean driving record.

Responsibilities:

  • Completes all work orders and service calls in timely manner.
  • Polite and respectful to building personnel and tenants.
  • Maintains daily log of maintenance activities.
  • Communicate progress and update work orders for our system.
  • Completes all corrective and preventative maintenance as requested.
  • Assist on-site teams in various tasks as called upon.
  • Must have hands-on experience, preferably within a commercial environment.

Knowledge and Skills:

  • Must be able to work both independently and in a team environment.
  • Must be clean, neat and meticulous with regards to work
  • Working knowledge of HVAC equipment, systems & controls
  • Working knowledge of electrical; including low/high voltage, lighting & ballast replacement and battery replacement in building systems, fire alarm panels, etc.
  • Work on building EMS/BMS systems is a plus
  • Motors, pumps, compressors and controls work is a plus
  • Minor plumbing, snaking of drains, etc.
  • Installation & adjustments of doors, locks, hardware (including door closers)
  • Painting
  • All general maintenance and housekeeping work is required

The employee must regularly lift and/or move up to 15 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

Background/ Education:
High School diploma.
Trade School or related experience in above fields.
3-5 years of experience in building maintenance preferred.
Background Check, MVR check, and drug screen are required.
