The Mahaffey Apartment Company, Owners and Managers of over 8,500 apartment units in Florida is seeking a Maintenance Technician for Lake Carlton Arms, located in Lutz, FL , off of Van Dyke Road by the Veterans Expressway.
POSITION OVERVIEW
The primary responsibility of the Maintenance Technician is overall apartment community maintenance, including upkeep and preservation of all common area amenities, occupied & vacant apartments, and building systems. In this role, the individual should maintain a positive rapport with co-workers, residents, vendors, and provide a high level of detailed follow-up with the Maintenance Supervisor. The Maintenance Technician should display a proactive, positive attitude and perform all job functions as described below. ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
· Interacts amicably with residents, with a “service-minded” attitude to identify and address needs or concerns regarding the condition of their apartment and buildings
· Ensures routine service requests for all occupied apartments are completed within 24-hours and follows up on warranty items; notates if additional parts are required; communicates any damages that should be assessed to resident; or service completion will take longer than anticipated
· Troubleshoots basic appliance repairs and identifies replacement and installation needs
· Maintains, repairs, air conditioning, heating, ventilations within the apartments and common areas (EPA type 2 and HVAC certifications are required)
· Follows energy conservation guidelines and returns climate control thermostats to the appropriate setting, including refrigeration units
· Upholds curb appeal standards ensuring that all interior and exterior areas of the property are litter free, clean, and presentable
· Applies all workplace safety rules when using equipment, chemicals, tools, etc.
· Completes minor repairs to golf carts and other small mechanical equipment
· Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and contractors
· Adheres to established policies related to the Fair Housing Act; conforms to all Federal, State, and local inspections on equipment and systems as required
· Maintains consistent and timely attendance, sets an example for their co-workers in punctuality
· Performs other job-related duties as assigned
· Must own vehicle for work use and have a valid Driver License
KNOWLEDGE, SKILLS AND ABILITIES
· POSITION 1: Ability to work a flexible schedule Monday through Friday, 8am – 5pm with on-call rotation including weekends and holidays. Plus, additional hours when necessary, as directed by the Maintenance Supervisor or Executive Director
· POSITION 2: Ability to work a flexible schedule Monday through Friday, 1 p.m. – 9:30 p.m. with on-call rotation including weekends and holidays. Plus, additional hours when necessary, as directed by the Maintenance Supervisor or Executive Director
· EPA type 2 and HVAC certifications are required.
· Ability to work with a large team and work on your own

POSITION SPECIFICS & BENEFITS
- POSITION 1: Monday through Friday, 8am – 5pm with on-call rotation including weekends and holidays.
- POSITION 2: Monday through Friday, 1 p.m. – 9:30 p.m. with on-call rotation including weekends and holidays.
- Hourly wage is commiserate with experience
· 1 week vacation after one year
· 2 weeks vacation after two years and above
· Discretionary days on an escalating basis up to 7 per year
· Health/Dental Insurance available after 75 days waiting period
· 90 day probation period
- Successful clearance of background screening required
