Maintenance Technician
Job Title
Maintenance Technician
Reports to
Maintenance Supervisor
Purpose:
To perform all maintenance duties required in maintaining the physical integrity of the community. This involves ensuring a safe, and comfortable living environment for residents, visitors and staff. All duties will be carried out in a safe manner. In the absence of the Maintenance Super, the Maintenance Technician will assume all maintenance responsibilities.
Basic Functions
A. To repair and maintain all phases of general building maintenance.
B. Responsible for maintaining and operating all mechanical equipment including devices used for heating and air-conditioning. Appropriate EPA certification may be required.
C. Responsible for the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to: heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.
D. Repair minor electrical problems (i.e. change out switches, receptacles, fixtures, etc.) Work with high voltage 110-220 volts.
E. Provide minor carpentry and sheet rock repairs (i.e. remove/replace door frames, patch holes in sheet rock/drywall, repair sub floors, repair cabinets etc.)
F. Repair minor plumbing problems (i.e. operate sewer machines, sweat copper
Lines, maintain boiler logs, and unclog drains).
G. Troubleshoot, diagnose and correct minor appliance failures (i.e. change our or repair dishwater motors, garbage disposals, ice makers, stove elements, thermocouplings, etc).
H. Assist in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
I. Perform necessary repairs and preventive maintenance on rental units as they become vacant, maintains adequate supply of rental units ready for occupancy and lease presentations, may assist as required and assigned in painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units.
J. Repairs/patches carpet, and re-stretches, installs vinyl tile or sheet goods.
K. Re-keys locks and cuts keys.
L. Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects same immediately, advising supervisor of necessary action.
M. Shares on-call duty with Maintenance Super and is available at all time via pager, or cell phone unless previous arrangements have been made.
N. Performs reasonable duties under supervisor’s direction in completing resident work orders and requests for service.
O. Performs the following marginal duties: landscape maintenance, travel to suppliers to pick up parcels and supplies as directed.
P. Incorporates both safety and customer service in performance of all job duties.
Q. Performs other reasonable duties as assigned.

Education and/or Experience
High school graduate or GED equivalency. Prefer at least 6 months of prior maintenance experience but not required.
Physical Requirements

Have a constant need to perform the following physical activities:
1. Bend/Stoop/Squat/Kneel: Perform routing maintenance/repairs, pick up tools and needed equipment.
2. Climb stairs: Service requests, turnover needs for 2nd and 3rd floor apartments.
3. Push or Pull: Move equipment, appliances, open and close doors, etc.
4. Reach above shoulder: Perform routine maintenance/repairs, stock and remove equipment, parts, etc.
5. Climb Ladders: Perform routine maintenance/repairs.
6. Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.
7. Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.
Constant need to perform the following physical activities:
1. Writing- Inventory maintenance, requisition requests, required maintenance reports.
2. Lifting and carrying (supplies, replacement parts, ladders etc.)
Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons or a dolly. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units abandoned sofas, etc.
Vision Requirements
Constant need to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant need to see small detail when performing routine maintenance duties.
Frequent need to see things clearly beyond arm’s reach (oversee assistants, observe problems throughout the property).
Hearing Requirements
Constant need to communicate with assistants, resident staff, vendors, and residents.
Speaking Requirements
Constant need to verbally communicate with other staff, vendors, and residents.
Driving/Traveling
Rotation “on-call” status may occasionally require expedient travel to assigned property at a moment’s notice. Must have reliable transportation to meet this need.
Working Environment
Indoors (66%-100% of the time) Frequently outdoors (33%-66% of the time) all conditions, often for extended periods.
Occasional exposure to paint fumes, solvents, adhesives etc.
Example- Turnovers in apartments.
Frequent need to work in awkward and confining positions.
Reasoning Ability
Moderate. Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Needs ability to think rationally beyond a specific set of instructions.
Equipment/Machinery/Tools
An employee is this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
1. Hand tools- various wrenches, hammers, saws, snips etc.
2. Power tools- sanders, drills, saws etc
3. User-Moved Aids- dollies, Wheel barrows, buckets, stepladders, full ladders, double ladders etc
4. Mechanical- Motors, pumps, compressors, blowers, electric and hand powered augers
5. Measuring- ohmmeters, voltmeters, gauges, calipers etc.
Emergency Maintenance
Take on-call rotation if required for emergency duty.
