Building Maintenance Requirements
Service Day Requirements:
- 5 Days Per Week Monday Through Friday 8AM – 5:00PM
* On Call 24/7
- No requirements on July 4th, Memorial Day, Labor Day, Thanksgiving Day, Christmas Day and
New Year’s Day
Job Description:
The Maintenance Person must have knowledge and experience in Painting, Carpentry,
Electrical, Plumbing, Air Conditioning, Industrial Equipment and Other Functions Required to maintain a high-rise condominium building. The Maintenance person is required to be the eyes and ears of the complex reporting to the Board of Directors and the Property Manager.
At no time shall the Maintenance Person perform work for any owners or provide periodic checks of any units, except in the case of water leaks or other emergency situations.
Misc. Duties:
- Roof area > Check for wind damage, pick up debris, inspect every exhaust fan and common area air conditioning units for operation. General problems with unit air conditioners are to be reported to the property manager.
- Landscape > Check for irrigation water leaks, verify operation of irrigation water timer functions twice monthly. All problems are to be reported to property manager.
- Electrical > Check for bulb outage on all floors and all common areas. Replace bulbs that are reachable and standard. Bulbs or fixtures that require an electrician are to be reported to property manager. Check all emergency lights once per month, report outages to property manager. Adjust garage lighting timer as necessary at least 4 times per year as warranted by seasonal changes.
- Plumbing > Check for water leaks on all garage stacks, check all common area bathrooms, sinks as well as outside faucets and showers. Report any problems to property manager.
Assess unit water leak complaints and contact plumber as necessary; alert property manager immediately.
- Lubrication > Lubricate all common element door locks, sliding doors, mechanisms in club room and guard house weekly.
- Generator > Check appropriate list for water, fuel, oil filters etc. Every Tuesday, unless schedule changed, at 10:30 AM. Verify that system starts and runs weekly. Report any abnormalities to Property Manager Immediately.
- Water Pumps > Check for operation, pressure gauges and leaks. Alert Property manager
Immediately of any abnormalities.
- A/C > Check thermostats for proper operation weekly.
- Elevator > Check both elevator cars for proper operation daily. Report abnormalities to
Property Manager Immediately.
- Painting > Touch Up Hallways, Elevator Lobby on each floor, Mail Room, East and West
Stairways, Club Room, Common Area Bathrooms and Doors, Ceiling Pipes and Straps, Tiki
Hut Tables, Exercise Room, Office. Parking Lines, Curbs, Driveway Signage and any other area that requires painting. This is a weekly cyclical project.
- Power Wash > Power wash garage, front entrance, walkways quarterly.

Contractor Verification and Watch
- Verify that all contractors have current License, Insurance is up to date.
- Verify that there is a deposit on file before the contractor is allowed to move any product or tools within the building
- Verify that there is no drywall or ceiling removal of asbestos unless proper testing has been signed off by the city and proper disposal has been arranged
- Verify that all subcontractors are licensed and insured
- Verify that the contractors and sub-contractors understand that they do not use shopping carts or clothing carts
- Verify that contractors and sub-contractor are aware of proper disposal of all materials
- Verify that contractors and sub-contractors are aware of proper cleanup.
- Notify Property manager immediately upon any damage to any part of our common area so that they are charged appropriately and immediately, and a new deposit is issued.
- Verify the contractor and sub-contractors are aware of proper work hours.
- Remove Pads Daily at 4:50PM and sweep up Contractor Elevator.
