The Maintenance Technician conducts preventive and reactive maintenance activities on homes. This position is based in the field 100% of the time, driving from property to property throughout the day.

Essential Job Duties and Responsibilities

  • Respond, as directed, promptly and professionally to work order requests both during business hours and after hours
  • Provide excellent customer service to prospective and current residents and promotes a quality living experience for all residents
  • Purchase maintenance supplies as needed for the property
  • Perform preventive maintenance and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, safety and appliances
  • Perform ProCare visits periodically throughout resident’s lease period
  • Creates GPCA alerts on homes that have items that require immediate attention
  • Provide resident continuing education regarding important maintenance topics, such as no show charges, resident bill backs, resident maintenance responsibilities, etc.
  • Serve as front line of defense to minimize reactive maintenance calls from residents
  • Respond, as needed, to emergency work orders that can’t be addressed in a timely manner by third-party contractors
  • Perform other duties as assigned

Skills/Specialized Knowledge

  • Knowledge of federal fair housing laws and any applicable local housing provisions
  • Ability to read, write and understand English
  • Ability to use a personal computer, iPad, Yardi Work Order module, or other computer tracking systems
  • Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people

Physical and Mental Demands

This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 100 pounds in addition to reaching, stooping, standing, and walking. This position requires the ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate. The ability to work under minimal to moderate supervision and under stressful situation may be necessary. Work Environment

Standard office working environment that may be busy and noisy at times. Standard construction environment that may present hazards. Potential exposure to chemicals, electrical shock, heights and moving mechanical parts or machines. Occasional exposure to hot, cold, wet, humid or windy conditions (temperatures may vary depending on the weather in the different regions).

Requirements

Education and/or Experience

  • High School diploma or equivalent
  • Minimum one year of previous experience in property management maintenance, other building maintenance or related trade is required

 

Required Licenses or Certifications

  • Current driver’s license and automobile insurance
  • May require one or more of the following certifications:
    • EPA Certification, Type I and II
    • HVAC Certification
    • CPO certification (pool)
    • Other licenses and/or certifications as required by state law

Other Requirements

  • Must maintain professional appearance and comply with prescribed dress code policy
  • Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate
  • Ability to be at work on a regular and consistent basis; overtime may be required
  • Must be available to be at work on a regular and consistent basis and flexibility to work on-call or when needed due to staffing shortages
  • Ability to work weekends and non-traditional holidays if needed
  • Must be reachable via phone, except during approved time off
  • Must provide basic hand and power tools
  • Must have reliable vehicle transportation to conduct reviews at any home with associates as scheduled
  • Extensive travel within assigned portfolio required
