Job Description:
Primarily responsible for maintaining the physical asset of the property and day-to-day operations under the direction of the Community Management.
Primary Duties & Responsibilities
- Responsible for the completion of all maintenance service requests as assigned
- Coordinate special projects as directed by the Community Management
- Assist in monitoring all work being performed by outside contractors as directed
- Responsible for 24-hour emergency maintenance service as scheduled
- Carry pager/cell phone as required for on-call maintenance
- Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
- Implement preventative maintenance measures
- Maintain inventory of repair equipment and supplies
- Complete grounds work as directed by Community Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds, irrigation and other areas
- Responsible for alerting the Community Manager of any unusual occurrence and/or damage that have taken place or that may occur
- Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
- Follow established company policies and those outlined in the Employee Handbook
- Education & Experience*
- High school diploma/GED required.
- Physically capable of lifting 50 pounds unassisted.
- Experienced in operating a variety of equipment, including lawn mowers, landscaping equipment and small hand tools.
- Valid Driver’s license
- Effective written and oral communication skills.
- Ability to prioritize with effective time management and organizational skills.
- Strongly demonstrates ability to multi-task in a fast-paced environment while maintaining a high level of accuracy and attention to detail.
- Adaptable and resourceful self-starter with a positive, can-do attitude.
