CARROLL is looking for a Maintenance Technician to join our team and take excellent care of our community!
As a CARROLL Maintenance Technician, you will support the Maintenance Supervisor in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable Carefree Living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor.
You will
- Respond to resident service requests as received via electronic system
- Inspect and help coordinate all make-ready repairs and services. Assist make-ready staff as required to meet deadlines.
- Maintain accurate records for preventative maintenance, service requests, make ready status
- Move heavy appliances, equipment abandoned furniture, appliances, etc. when necessary.
- Keep all safety materials current and readily available. Aware of the condition of the physical property. Conduct business in accordance to all policies/procedures and all state/federal laws (ADA, Fair Housing, OSHA, HAZCOM Program Lead Based Paint, EPA etc.)
- Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
Electrical and plumbing
A/C and heating systems
Appliances
Water irrigation systems
Stairs, gates, fences, patios, railings
Tile, carpet, and flooring
Roofing, gutters, fasteners
Interior/exterior lights
Fireplaces, ceiling fans
Shutters, doors, cabinets, windows, sliding glass doors, door locks etc.
Boiler, gas and electric. Requirements:
You have
- Ability to work in a team environment
- Ability to multitask
- Ability to work with third party vendors
- EPA, CPO certification-optional
- Minimum of 2 years’ experience in property management
