Job Overview: The primary responsibility of the Maintenance Technician position is to recognize and respond to the safety and maintenance needs of the physical office park. Along with numerous technical capabilities, this position requires a cooperative spirit, strong reasoning and customer service skills, the ability to manage multiple tasks, and the ability to communicate clearly and effectively.
The description below provides a comprehensive review of the skills needed to perform the responsibilities of this position; however, other duties not specifically addressed herein may be assigned. Focus reserves the right to amend or change this description at any time.
Essential Duties and Responsibilities:
- Plan, develop, organize, implement, evaluate and direct maintenance programs and activities, and coordinate those services and activities with other staff
- Complete forms, reports, evaluations, studies, charting, etc. at the request of Management
- Conduct regular rounds of the office park to check all maintenance areas to ensure the quality control and the safety, health and welfare of tenants, employees, guests and others within the office park, and correct or report equipment failure or damage to management immediately
- Check air conditioning and heating units and systems servicing tenant suites and common areas
- Check fire extinguishers and alarms, fire doors, electrical outlets, breakers, etc.
- Complete forms, reports, evaluations, studies, etc., to ensure control of equipment and supplies
- Submit accident and incident information to Management
- Inspect storage rooms, work rooms, utility and janitorial closet, etc., for upkeep, supply control and safety
- Review and develop a plan of correction for maintenance deficiencies noted during inspections and provide a written copy of that plan to Management
- Assist in identifying, evaluating and classifying routine and job-related maintenance functions to ensure that universal precautions are carried out within the office park and comply with the policy and codes
- Identify, monitor, inventory and request from Management needed supplies to perform assigned tasks
- Maintain privacy and confidentiality of records and information regarding Tenants, Owner, Management Company and employees, Vendors, and Office Park condition
- Recognize and respond to maintenance emergencies during regular business hours and after hours, and document observations, intervention and outcomes
- Maintain temperature control and good repair of office park, both inside and out, including but not limited to lighting, alarms, plumbing, heating, air conditioning, electrical, etc.
- Perform assigned tasks in accordance with office park policies and procedures, and as instructed by Management
- Notify supervisor in advance of pending personal time off
- Establish and encourage an atmosphere of optimism, warmth, and interest in Tenants’
preferences and needs - No smoking permitted on property
- Maintain a reference library of maintenance materials to assist in meeting Tenants’ needs, and comply with state and federal regulations, as well as the mandates of the Americans with Disabilities Act
- Perform other related duties as assigned by the Management
Equipment and Software: The following is a list of the principal equipment, materials, machines, tools, etc., used by the Maintenance Technician. This list may not be all inclusive.
- Air conditioners
- Chillers
- Compressors Freon
- Gages
- Mechanical tools (hammers, screw drivers, etc.)
- Plumbing tools
- Telephone
- Computers
- Miscellaneous maintenance and cleaning supplies
Education/Experience/Other Requirements:
- High school education or equivalent
- A minimum of one year experience in a commercial office park maintenance or related position
- Licensed in air conditioning, heating or two of the trade, with related courses in electrical systems or plumbing (preferred, but not required)
- Completed training courses in repair, new construction and equipment installation of various mechanical, electrical and plumbing systems, boilers, compressors, generators, etc., and participate in ongoing continuing education courses to update knowledge of these areas
- Valid Florida Drivers License

Abilities Required: The following are skills needed to perform, with or without reasonable accommodation, the essential functions of the position of Maintenance Technician. The ability to:

- Effectively maintain the office park with regard to Tenants, employees, visitors and the public
- Make prompt and accurate judgments related to maintenance

- Effectively manage time to perform the essential functions of the job in a manner which benefits Tenants of the office park and comply with business necessity without causing undue hardship
Physical Strength Required: Management has determined that the ability to perform life essential functions of the job of Maintenance Technician routinely requires ample strength and agility to climb ladders, stoop over and bend and to lift materials to successfully complete work assignments. The minimum number of pounds determined to be appropriate for the Maintenance Technician to lift, with or without reasonable accommodation, is fifty-five (55) pounds.
Work Environment: Except where appropriate and conducive to accomplishing the goals and objectives of a particular task (such as in an emergency situation), the Maintenance Technician will work in a well-lighted area that is ventilated and as physically, physiologically and psychologically innocuous as possible under the conditions which exist at a particular time. Because the essential functions of the job of Maintenance Technician may require exposure to hazardous chemicals, safety risks such as roof repairs, etc., as well as hazardous waste, odors and other situations associated with an office park environmental conditions. To be qualified for the position of Maintenance Technician, an applicant/employee will have the ability to work in the environment conducive to the above without posing a substantial safety or health threat to self or others.
Work Schedule: The Maintenance Technician will report to work ready for routine duties and emergencies, and may include working varied and/or split shifts, non-standard day shift hours, and on-call duty, unless other qualified personnel are available and pre-assignment is made,
