Maintenance Worker – Qualified Property Management (Tampa)

$12 – $13 an hour
Duties will include

  • Respond immediately to emergency situations. Keep the Board of Directors & Property Management team apprised of status.
  • Complete routine maintenance and minor repairs to common areas, facilities, and streets as needed.
  • Ensure trash/debris is picked up daily from common areas and streets on a daily basis. Empty common area trash containers every morning.
  • Inspect equipment, pool area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed.
  • Ensure all streets and public access routes are free of hazards
  • Inspects building, grounds and equipment routinely (weekly). Clean & pick up debris from parking areas. Report any landscape deficiencies management
  • Provide prompt and courteous response to Board of Directors and tenant requests to common areas.
  • Perform minor and routine painting, plumbing, and other related maintenance activities, i.e. pressure washing, cleaning trash holding areas, blowing parking garages etc. Replace common area air conditioning filters.
  • · Perform selected maintenance and repairs in-house. Coordinate maintenance efforts with outside contractors when work cannot be performed in-house.
  • May perform maintenance tasks such as carpentry, painting, and plumbing to ensure that the building is properly maintained.
  • · Available for off-hour emergency call-ins (such as fire alarms, floods, etc.).
  • Must be organized and have attention to detail
  • Must be able to move heavy objects
  • All other duties as assigned by the Board.

Requirements

  • Previous janitorial / maintenance experience preferred
  • High School Diploma or GED
  • knowledge of and broad experience in general maintenance techniques and repair work
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work
  • Valid driver’s license and good driving record.
  • Pass Background check
  • Availability to respond to needs during non-business hours
  • Must be able to lift at least 50 pounds
  • General knowledge of janitorial work, plumbing, electrical, and grounds maintenance
  • Proficient skills in operating various hand tools, power equipment, and commercial machinery
  • Ability to provide legible written reports
