Strategic Property Partners, LLC (“SPP”) is the partnership between Cascade Investment LLC, and Jeff Vinik. SPP is a full-service commercial real estate development firm focused on world-class execution, innovation, and creating high quality and experiential places. SPP’s first project, Water Street Tampa, is being developed on over 50 acres of land the company controls in downtown Tampa along the waterfront. The phased Water Street Tampa development project is revitalizing the currently underutilized tract of land to create an urban, mixed-use waterfront district consisting of approximately 9 million square feet of new commercial, residential, hospitality, cultural, entertainment, education, and retail uses, totaling over $3 billion in private investment from SPP. Integrating principles of walkability, sustainability, connectivity, design quality, and wellness, SPP will create, own and operate this new world-class neighborhood in Tampa, while also elevating the city’s national prominence.
POSITION SUMMARY
The Manager, Development reports to a VP, Development and leads internal team members and external consultants to ensure that the project vision is executed. The Manager, Development manages all phases of a project’s development including zoning, entitlements, design, permitting, construction, and operations. The Manager will collaborate with development teams across the organization possibly spanning various asset classes.
ESSENTIAL FUNCTIONS
- Assist in the creation and management of project vision statements, land use programming, business plans, financial models
- Develop, monitor and evaluate project budgets, proformas and schedules
- Facilitate and articulate each project’s status with the use of tracking tools
- Coordinate and manage internal team, consultants, vendors and contractors throughout the development process.
- Manage and obtain project entitlements and permits
- Meet with City and County staff as needed to gain necessary approvals
- Prepare and manage actionable market feasibility studies and analyses for specific projects
- Oversee the scope, RFP and contracting process for architects, engineers, contractors, and other outside consultants; Compare consultant proposals and scopes and formulate recommendations for the development team
- Review consultant / contractor invoices for accuracy against approved budgets and contracts
- Process funding requests and capital calls
- Work with financial analysts to develop and maintain project-specific economic models
- Identify, report and mitigate potential project risks
- Provide regular reporting and project updates to SPP leadership and investors as applicable
- Work with asset management, finance, and construction management teams throughout the development process
- Develop strong working relationships cross-functionally within SPP
QUALIFICATIONS AND COMPETENCIES
Required skills and experience:
- An undergraduate degree in real estate (or related)
- Minimum of 5 years of related real estate development experience
- Experience in mixed-use development including exposure to office, residential, hospitality and retail
- Experience leading and mentoring employees with regard to project work flow
Preferred skills and experience:
- Masters degree in Real Estate Development
- Experience with design and construction
- Proficiency in the Microsoft Office Suite
- Strong planning and organization skill to ensure follow through
- Ability to notice and act on the details while also processing the big picture of a project
- Ability to synthesize complex or diverse information; uses intuition and experience to complement data
- Strong quantitative abilities with a solid knowledge of financial modeling
- Outstanding oral and written communication/presentation skills
- Ability to balance competing demands and effectively handle change
- Experience with budgeting and strategic planning
