Integrity Financial Services’ Closers are by far a leader amongst their peers providing unparalleled service to both internal and external clients. They are required to consistently maintain a professional, positive, yet assertive interaction with borrowers, real estate partners, title companies, insurance partners, and other parties who are involved in each loan transaction. IFS Closers’ are proactive in their responsibilities most importantly during the final stages of the loan process to avoid delays, discrepancies, and/or sell ability issues.
IFS Closers’ maintain a personal commitment to professional ethics by adhering to all applicable Federal, State, TRID, RESPA, HMDA & CFPB laws & regulations.
Responsibilities / Duties
- Prepares Loan Closing Packages & Manages the Entire Loan Closing Process:
- Required to prepare the closing package including loan documents, loan estimates, closing disclosures, wiring instructions, creates funding instructions specific to each loan, provides funding authorization, and boards closed loans for further processing.
- Reviews the approved closing disclosure statement with each borrower(s) including the loan fees, borrower’s cash for closing, wiring instructions, parties to be present at closing for signing, and the time, date, & location of closing.
- Coordinates & conveys closing specifics with all interested/applicable parties ex: LO, realtors, etc.
- Follows up with title to receive the closed loan packages without delays reviewing all closing packages for accuracy and completeness. This includes analyzing the files thoroughly for missed signatures, properly notarized forms where required, and for the receipt of all required documents.
- Manages expiring locks as needed.
- Submits closed loan files to investor for purchase and clears any and all E&O items to assure timely purchases of the loan. Clears loans off the warehouse line.
- Manages loans that are stale on the warehouse line and proactively works to get them purchased.
- Assures the Company has been properly funded.
- Maintains Internal Logs and Systems for closed loan tracking
Experience Required
- Minimum of 2 years’ Experience with Encompass Loan Origination Soft Ware Program
- Able to close approximately 20 – 30 loans per month including post-closing duties
- Three Years (3)Mortgage Closing Experience POST 2010 Mortgage Recovery.
- Experience to include a current working knowledge of Conventional (Fannie/Freddie), FHA, & VA loan programs, TRID & RESPA proficiency, & working knowledge of CFPB Rules & Regulations
- Strong Phone Communication Skills
- Knowledge of Microsoft Office Suite including: Outlook, Word, and Excel
- High level of organizational skills, analytical skills, able to think outside the box & multitasking
- Required to follow Company standards & policies as it relates to customer service, turn times, Company core values, and able to work within a team atmosphere at times.
- Required to communicate effectively between borrowers, title companies, real estate agents and insurance partners to ensure loan meets required deadlines.
- Comfortable working independently without being prompted or micro managed.
- Able to multi-task between several different files without making mistakes
- Maintains thorough notes on every file in the Company’s Loan Origination System.
- Takes notes on what is being asked and knows how to refer to said notes for answers
- Self-Motivated and takes direction well
- Able to handle stress and prioritize closings
- Leads by example and offers a positive and energetic attitude
Job Type: Full-time
Salary: $45,000.00 to $55,000.00 /year
