The Assistant Property Manager is responsible for the daily operations of assigned community/communities on behalf of The Company.

PRIMARY ROLE

The successful candidate’s primary responsibilities will include, overall local community marketing efforts, leasing, and collections to maintain and generate revenue; resident relations and customer service to manage resident retention and satisfaction; oversight of property maintenance, scheduling of maintenance, prioritizing of projects, contractor management, contracted services, and management of Capital Improvements all as directed by Property Manager. The Assistant Property Manager will be expected to actively oversee the assigned property to maintain and improve the property value while complying with all applicable local, state, and Federal regulations governing fair housing and safety.

DUTIES AND RESPONSIBILITIES

– Supervises daily activities of all on-site staff including scheduling tasks, managing vendors, unit turnovers, renewals, leasing activities, and resolving both tenant and staffing conflicts at the direction of the Property Manager.

– Determine and communicate productivity standards to maximize property performance and individual success.

– Meet all performance goals for minimizing vacancy, increasing revenue, and timely performance of maintenance activities.

– Determine optimum rent based upon market conditions.

– Plan lease renewal management to reduce effects of large or seasonal lease expirations.

– Manage leasing operations to maximize occupancy and maintaining revenue growth

– Manage make-ready process, including scheduling of maintenance staff work, contractors, timelines, and overall leasing.

– Ensure resolution of resident issues and complaints in cooperation with staff.

– Regularly communicates with Senior Management, and follows corporate policy for operations, safety rules, and overall compliance with Company policies for incident reporting, etc.

– Communicates effectively with support staff to ensure that all directives and goals are understood and achieved.

– Establishes and monitors property budgeting in accordance with Senior Management directives, and provides monthly reporting to management for financial analysis.

– Ensures that all deposits, rents, other fees and ancillary revenues are collected and deposited according to all State Statutes and Company policies.

– Review and submit all invoices and other accounting activities to the Accounting Department for timely processing.

– Works with Maintenance Team to manage overall property maintenance programs to ensure prompt/courteous responses, and to maintain tenant satisfaction and retention while improving the overall condition of the property.

– Inspect and identify needs for improvements

– Inspect and manage maintenance repairs for overall unit readiness and compliance with Company Standards.

– Daily perform “property walk” to identify safety concerns and property aesthetic issues, and schedule remedy accordingly.

– Performs all other related duties as assigned by Senior Management to meet the needs of the business.

– Daily travel between assigned properties.

REQUIRED QUALIFICATIONS

– High School diploma (or equivalent) with 2+ years of experience in Property Management of Multi-Family Affordable Housing residential properties, or equivalent industry experience.

– Supervisory experience required

– Valid driver’s license from the state of residence, and reliable transportation for daily travel.

– Knowledge of statutes related to tenant-landlord law, at local, state, and Federal level.

– Current knowledge of Fair Housing Laws

– Sales management and marketing knowledge, skills, and abilities

– Business and financial acumen necessary to manage and control property expenses

– Leadership skills to delegate and manage the performance of others

– Ability to visually inspect units, grounds, and other aspects of the property to determine and manage adherence to Company standards.

– Ability to communicate verbally and in writing.

– Critical thinking and problem-solving skills

– Proficiency with Microsoft Office applications (Word, Excel, Outlook, Skype)

– Ability to maintain client and Company confidentiality

PHYSICAL REQUIREMENTS

– Physical and environmental requirements include the physical demands required to travel between properties, walk properties daily, climb stairs, visually inspect units, clearly read computer and other written text, ability to both speak and hear clearly while speaking with individuals in person and over the phone, and ability to operate with exposure to outside weather conditions.

Job Type: Full-time

Salary: $15.00 to $17.00 /hour
