PROJECT MANAGER FOR MULTIFAMILY RENOVATION JOBS
We are a nationally recognized general contractor that specializes in large scale multi-family renovation and redevelopment projects.
We are currently looking to hire a well-qualified, highly organized, and experienced Project Manager for our long-term large scale apartment renovation and rehabilitation projects in the Central Florida area.
***MULTI-FAMILY EXPERIENCE IS A MUST.***
***MUST LIVE WITHIN A 30 MILE RADIUS OF THE CENTRAL FLORIDA AREA***
***MUST BE WILLING TO TRAVEL***
The Project Manager oversees the planning, implementation, and tracking of a specific project(s) which has a beginning, an end, and specified deliverables. The Project Manager performs a wide range of duties including some or all of the following:
PLAN THE PROJECT
- Ability to accurately create a project estimate through accurate take-offs and competitive buy-outs
- Define the scope of the project in collaboration with senior management or work with Regional Account Manager to gather project goals to complete the goals of the contracted project.
- Create a detailed work plan which identifies and sequences the activities needed to successfully complete the project.
- Determine the resources (time, money, equipment, etc) required to complete the project.
- Develop a schedule for project completion that effectively allocates the resources to the activities.
- Review the project schedule with senior management and all other staff that will be affected by the project activities; revise the schedule as required.
- Determine the objectives and measures upon which the project will be evaluated at its completion.
STAFF THE PROJECT
- In consultation with the manager, apply the existing personnel with the appropriate skills for the project activities.
- Manage project staff and/or trade base volunteers according to the established policies and practices of the organization.
- Ensure that all project personnel receive an appropriate orientation to the organization and project.
IMPLEMENT THE PROJECT
- Execute the project according to the project plan.
- Use forms, project management software (ProCore), and records to document project tasks
- Monitor the progress of the project and make adjustments as necessary to ensure the successful completion of the project
- Establish a communication schedule to update stakeholders including appropriate staff in the organization on the progress of the project.
- Review the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards.
CONTROL THE PROJECT
- Write reports on the project for management, client base, and leadership base.
- Communicate with funders as outlined in funding agreements (payables and billing).
- Monitor and approve all budgeted project scope items.
- Manage all project funds according to established accounting policies and procedures.
- Ensure that all financial records for the project are up to date with AP/AR staff members.
EVALUATE THE PROJECT
- Ensure that the project deliverables are on time, within budget and at the required level of quality.
- Evaluate the outcomes of the project as established during the planning phase.
The ideal candidate will have strong relationship building skills, excellent planning and project management skills, and the ability to prioritize and lead others. The right candidate for this job will have demonstrated successful leadership and interpersonal skills with a wide variety of individuals and groups, including clients, subcontractors, individual employees, jobsite teams, and company executives.
Position Requirements:
- Quick thinker and organizer so as to provide direction to the staff every step
to drive the project daily down to the minute. - Minimum of 10+ years direct experience in residential (preferred multi-family) construction with expert level knowledge in means and methods of construction.
- Must have demonstrated analytical skills, problem solving abilities, and be effective at building collaborative relationships.
- Proficiency with MS Office (specifically MS Excel).
- Experience using MS Project and ProCore Project Management software
- Mandatory Drug Screenings and Background checks will be performed before interview process begins
