Full Job Description

  • Completing lease paperwork.
  • Collecting rent payments.
  • Showing apartments to prospective tenants.
  • Ensuring that the facilities meet state safety codes.
  • Ensure community meets all monthly, quarterly and annual financial and operational targets, including achieving the highest possible net operating income through effective cost control and revenue improvement programs.
  • Solving conflicts.
  • Preparing and managing budgets.
  • Attracting new tenants through actively engaging in the ever-changing promotional /social/content marketing landscape advertising, property viewings, and encouraging referrals.
  • Maintain detailed knowledge of local market and competition and develop tailored marketing plans and strategies.
  • Interviewing tenants and running credit checks.
  • Setting rental rates, negotiating and enforcing lease agreements.
  • Addressing tenant complaints and inspecting vacated units.
  • Contracting and supervising repairs and maintenance work. Solicit bids and negotiate with vendors.
  • Collecting rent, dealing with late payments, file necessary evictions, ensure landlord/resident laws are followed, and handling operating expenses.
  • Depositing money, and contacting residents who have not paid their rental payment
  • Maintaining accurate records of income, expenses, signed leases, complaints, maintenance, etc.
  • Preparing reports on the financial performance of properties.
  • Terminating leases and initiating eviction proceedings.
  • Solving any emergency or situation related to one of the apartments
  • Lead the on-site team in tenant satisfaction matters.by maintaining professional resident communications regarding comments, complaints and requests from tenants, service requests and other items of interest via Buildium software, email and phone.
  • Review performance and recommend (or approve as appropriate) employee compensation decisions.
  • Prepare accurate and timely reports (monthly, quarterly, annually and ad hoc) detailing cash flow, budget variances, market studies, and business strategies.
  • Act as the primary point of contact between the corporate office and properties, interacting with investors as necessary.
  • Hiring, training, evaluating and disciplinary counseling of employees
  • Prepares and submits time sheets and payroll related information accurately and in a timely manner.
  • Process and approves payment of all invoices on a timely manor.
  • Other tasks as directed and assigned.

 Yes, onsite Leasing Consultant, admin, and maintenance staff

 Ability to deal with problems involving several concrete variables in standardized situations.
